
Job Title: Project Finance Manager - Real Estate (Fundraising & Financial Planning)

Job Summary:
We are seeking an experienced Project Finance Manager with a strong background in real estate financing to lead financial planning, fundraising, budgeting, and forecasting activities for township and luxury real estate projects.
The ideal candidate will play a critical role in ensuring financial feasibility, optimizing capital structure, and supporting strategic decision-making.
Key Responsibilities:
Fundraising & Capital Management:
- Lead debt and equity fundraising initiatives for real estate projects.
- Develop relationships with banks, NBFCs, investors, and financial institutions.
- Prepare and present investment decks, financial models, and feasibility reports.
- Negotiate financing terms, loan agreements, and investor deals.
Financial Planning & Forecasting:
- Prepare detailed project financial models, cash flow projections, and ROI analysis.
- Drive short-term and long-term financial forecasting aligned with project timelines.
- Monitor project financial performance and suggest corrective actions.
Budgeting & Cost Control:
- Develop and manage project budgets, ensuring alignment with business objectives.
- Track actual vs. budgeted costs and analyze variances.
- Work closely with procurement, construction, and project teams to ensure cost efficiency.
Project Feasibility & Analysis:
- Conduct financial feasibility studies for new and ongoing township projects.
- Evaluate land acquisition deals, joint ventures, and development opportunities.
- Support management with data-driven insights for strategic decisions.
Compliance & Reporting:
- Ensure compliance with financial regulations, lender covenants, and internal policies.
- Prepare periodic reports for management, lenders, and investors.
- Coordinate with auditors, legal teams, and financial advisors.
Job Expectations:
Key Requirements:
- Strong experience in fundraising (debt/equity), financial modeling, and budgeting.
- Prior experience in township / luxury residential / large-scale real estate projects is highly preferred.
- Excellent understanding of real estate financial structures and cash flow cycles.
- Strong stakeholder management and negotiation skills.
