
Description:
The Technical lead Central Technical Team will function as the central SME and technical governance authority for HVAC, MEP, STP, WTP, Electrical & Building Automation across the organizations operational real estate portfolio.
The role ensures asset reliability, regulatory compliance, energy & water efficiency, cost optimization and standardized technical practices across commercial, retail and mixed-use properties.
Central Technical Governance & SME Leadership:
- Act as organization-wide SME for HVAC, Electrical, Plumbing, Fire Fighting, STP/WTP, and Building automation projects.
- Define, implement and continuously improve technical standards, SOPs, O&M guidelines and AMC frameworks.
- Provide expert guidance to site engineering teams on complex breakdowns, system failures and chronic issues.
- Drive standardization of equipment, spares and service practices across the portfolio.
Asset Performance & Reliability Management:
- Monitor critical system uptime, reliability and lifecycle performance of HVAC, electrical and water systems.
- Analyse recurring failures and implement root cause analysis (RCA) and corrective/preventive actions.
- Develop asset replacement and refurbishment strategies based on lifecycle costing and risk assessment.
- Support high-availability operations for Grade-A offices, malls and high-footfall assets.
Energy, Water & Sustainability Excellence:
- Lead energy optimization, HVAC efficiency and water management initiatives across properties.
- Drive compliance with energy audits, water audits and sustainability benchmarks.
- Identify and implement retrofits, automation and technology upgrades to reduce OPEX.
- Support IGBC / LEED / GRIHA / ESG goals, where applicable.
CAPEX Planning & Technical Due Diligence:
- Support annual CAPEX budgeting for major repairs, replacements and upgrades.
- Conduct technical due diligence for new asset onboarding, transitions or takeovers.
- Evaluate and recommend technology adoption (BMS upgrades, energy tools, etc.
- Provide technical inputs for vendor finalization, AMC tendering and contract structuring.
- B.Tech in Mechanical / Electrical Engineering
- Masters degree (M.Tech / Energy Management / MBA Operations).
- 20-25 years of experience in Property Management / Real Estate Operations
- Hands-on exposure to large commercial portfolios, malls, IT parks or mixed-use assets
- Strong background in HVAC operations, energy management and statutory compliance
- Deep technical expertise in HVAC, Electrical, Plumbing, Fire, STP/WTP, BMS
- Strong understanding of OPEX optimization and lifecycle costing
- Data-driven approach to asset performance and reliability
- Strong stakeholder and client management skills
- Ability to drive standardization across geographically dispersed assets
- Age: 45 to 50 Years
