Job Title: Credit Manager Construction / Real Estate Finance

Location: Pune

Industry: Banking / NBFC

About the Role:

A leading bank is seeking an experienced Credit Manager Construction / Real Estate Finance to join its team in Pune. The role involves end-to-end credit appraisal and risk assessment of real estate and construction finance proposals. The ideal candidate must have a strong background in Banking or NBFCs with proven experience in underwriting mid to large-ticket real estate projects.

Key Responsibilities:

- Conduct detailed credit appraisal of construction finance / real estate funding proposals (residential, commercial, mixed-use projects).

- Analyze project feasibility, cost estimates, cash flow projections, and repayment structures.

- Perform financial analysis including ratio analysis, sensitivity analysis, DSCR evaluation, and stress testing.

- Assess developer credentials, project approvals, regulatory compliances, and market risk.

- Coordinate with legal, technical, and valuation teams for due diligence.

- Prepare comprehensive credit notes and present proposals to internal credit committees.

- Monitor portfolio performance, track project progress, and ensure compliance with sanction terms.

- Identify early warning signals and recommend risk mitigation strategies.

- Ensure adherence to internal credit policies, RBI guidelines, and regulatory norms.

Eligibility Criteria:

- Experience: Minimum 5+ years in Credit / Risk function handling Construction Finance or Real Estate Finance.

- Industry Background: Mandatory experience in Banking or NBFC sector.

- Proven exposure to project funding, structured finance, and large-ticket loan underwriting.

- Strong understanding of real estate market dynamics and regulatory framework.

Educational Qualification:

- MBA (Finance) / CA / CFA or equivalent qualification.

- Strong analytical and financial modeling skills.

Key Skills:

- Credit appraisal & underwriting

- Real estate project evaluation

- Risk assessment & portfolio monitoring

- Regulatory & compliance knowledge

- Strong communication & presentation skills

Preferred Candidate Profile:

- Experience handling developer funding and project-level financing.
