Commercial Real Estate (CRE) Analyst - India

About the Role

We are seeking an experienced Commercial Real Estate Analyst with a strong foundation in accounting, finance, and corporate real estate leasing from the tenant/occupier perspective to join our team in India. This role requires deep expertise in Excel-based financial modeling, familiarity with U.S. accounting standards (GAAP/ASC 842), and the ability to build and interpret tenant-side scenario models that support portfolio and transaction decisions.

The Analyst will play a critical role in delivering financial insights, building complex real estate models, and supporting decision-making across acquisitions, renewals, dispositions, subleases, and portfolio strategies.

Key Responsibilities

- Develop and maintain detailed Excel-based financial models for lease analysis, rent schedules, sublease recoveries, buy vs. lease scenarios, and mark-to-market studies.

- Apply U.S. GAAP/ASC 842 and IFRS 16 lease accounting principles to ensure compliance in financial reporting and portfolio evaluations.

- Prepare portfolio- and deal-level financial analysis, including rent obligations, escalation impacts, and variance reporting.

- Build and compare multiple financial scenarios from the tenant perspective, including lease vs. buy, renew vs. relocate, consolidate vs. expand, and sublease recovery analyses.

- Interpret and model lease terms, economic deal points, and their financial impact on occupancy cost and portfolio strategy.

- Support transaction teams with comparative financial scenarios and sensitivity analyses.

- Collaborate with global teams to provide accurate and timely data for client presentations, proposals, and portfolio reviews.

- Assist in implementing and using technology platforms (e.g., portfolio management and transaction management tools).

- Maintain strong documentation, reconcile financial data with accounting records, and support audit/review processes as needed.

Qualifications

- Education: Bachelor's degree in Finance, Accounting, Economics, or related field. Master's degree or professional certification (CA, CPA, CFA) preferred.

- Experience: 5-7 years in financial analysis, real estate, or corporate accounting, ideally with exposure to U.S.-based clients.

- Experience modeling tenant-side leasing scenarios and real estate strategies (e.g., renewals, relocations, consolidations, and subleases).

- Strong knowledge of U.S. GAAP, ASC 842, and lease accounting standards.

- Advanced Excel modeling skills

- Familiarity with commercial real estate terms, lease structures, and financial implications.

- Excellent analytical, problem-solving, and communication skills.

- Ability to work independently while collaborating with cross-border teams.
