Manager - Commercial - Finance and Operations

Location - Bangalore Corporate Office | Pan-India Role

Reporting To General Manager - Finance

Role Summary:

The role is responsible for managing and executing all commercial aspects of real estate. for new and existing centers across India. This includes lease commercials, renewals, cost control, analytical review of rent and utilities, MIS, and stakeholder coordination to ensure financially viable and compliant centers aligned with approved business plans.

Key Responsibilities:

- Support commercial evaluation of new locations.

- Negotiate and finalize lease commercials including rent, escalation, lock-in, CAM, deposits, rent-free period, and exit clauses (within approved limits)

- Prepare commercial summaries, deal comparison sheets, and approval notes

- Coordinate with Projects, Finance, Legal, and Operations teams for deal closure and smooth handover

- Manage commercial aspects of existing centers including renewals, amendments, and escalations

- Analytically review ongoing fixed costs including rent, CAM, utilities, and other occupancy-related expenses

- Identify trends, leakages, and inefficiencies and drive cost optimization and savings initiatives

- Track and validate rent, CAM charges, and utility bills against contractual terms and usage benchmarks

- Maintain commercial MIS covering leases, deposits, escalations, renewals, and cost performance

- Ensure adherence to internal approval processes, policies, and documentation standards.

Key Skills:

- Strong understanding of commercial real estate leasing

- Analytical ability to review ongoing costs (rent, utilities, CAM) and recommend savings actions

- Experience in retail / education / healthcare / QSR / service-led real estate

- Good negotiation, coordination, and follow-up skills

- Working knowledge of Excel, financial analysis, and MIS reporting

- Ability to manage multiple locations and stakeholders across cities

Qualifications & Experience:

- Graduate / MBA preferred Finance / Operations)

- 6-10 years of relevant experience in real estate commercials

- Experience handling multi-city portfolios preferred
