Job Title: Cluster Manager - Developer Finance (Residential)
Department: Developer Finance / Construction Finance
Reports To: Regional Manager - Developer Finance
Role Objective:
To drive and manage the residential developer finance business within the assigned cluster by sourcing, structuring, and managing funding solutions for residential real estate projects. The role ensures profitable growth through new developer acquisition, project evaluation, relationship management, and portfolio quality maintenance.
Key Responsibilities:
1. Business Acquisition & Growth
- Identify, evaluate, and acquire residential real estate developers for construction and inventory funding.
- Generate business leads through market mapping, developer connects, and channel relationships.
- Understand developer requirements and structure suitable funding solutions aligned with BHFL policies.
- Drive business volumes and profitability within assigned cluster targets.
- Ensure timely sanction, documentation, and disbursement of approved proposals.
2. Credit Assessment & Deal Structuring
- Conduct preliminary financial and project feasibility assessments.
- Coordinate with credit, legal, and technical teams for in-depth due diligence.
- Support preparation of credit appraisal notes and present proposals for internal approvals.
- Ensure compliance with internal credit policy, regulatory norms, and due diligence standards.
3. Relationship Management
- Build and maintain strong long-term relationships with residential developers, builders, and channel partners.
- Serve as a single point of contact for all post-sanction requirements, including renewals, top ups, and repayments.
- Ensure proactive engagement with clients for smooth project execution and cash flow monitoring.
- Identify cross-sell and up-sell opportunities within the developer ecosystem.
4. Portfolio & Risk Management
- Monitor funded residential projects to ensure adherence to agreed timelines and utilization.
- Track portfolio health, early warning signals, and ensure corrective actions for risk mitigation.
- Coordinate with internal teams for collection, audit, and compliance management.
- Maintain NPA and delinquency levels within defined limits.
5. Team Leadership
- Lead and manage a team of Relationship Managers / Executives to achieve business objectives.
- Drive target achievement through mentoring, training, and performance reviews.
- Promote a high-performance and compliant culture within the team.
Key Performance Indicators (KPIs):
- Achievement of business & revenue targets for the residential segment.
- Portfolio quality and delinquency control.
- Client satisfaction and repeat business.
- Timely deal closure and adherence to TAT.
Skills & Competencies:
- Deep understanding of residential real estate markets and developer funding mechanisms.
- Strong credit and financial analysis skills.
- Excellent relationship management and stakeholder coordination.
- Business development and negotiation acumen.
- Leadership and team management capability.
- Proficiency in MS Excel, financial modeling, and credit appraisal tools.
Qualifications & Experience:
- Education: Graduate / MBA / CA preferred.
- Experience: 6-10 years in developer finance / residential construction finance / real estate lending, with at least 23 years in a team-handling or cluster-level role.
- Industry Preference: Banks, NBFCs, or Housing Finance Companies engaged in developer or project funding.
