Cluster Head - Leasing & Sales - Real Estate

Description:


A. Strategic Planning & Cluster Leadership:

- Develop and execute annual business plans for commercial and retail verticals.

- Define revenue budgets, leasing targets, and sales projections.

- Lead cluster-level P&L management and profitability optimization.

- Build, mentor, and manage high-performing sales and leasing teams.


B. Commercial Leasing Primary Focus (GIFT City):


- Formulate and implement leasing strategy for commercial assets.

- Source and close institutional and corporate clients including BFSI, FinTech, GCCs, IT/ITES, and multinational companies.

- Lead end-to-end deal lifecycle: lead generation, site visits, commercial negotiations, deal structuring, and closure.

- Ensure compliance with SEZ/IFSC regulations and GIFT City leasing norms.

- Build and maintain strong relationships with IPCs, corporate brokers, and international leasing agencies.


C. Retail Leasing & Retail Sales Secondary Focus (Ahmedabad):


- Oversee retail leasing for shops, showrooms, and office spaces.

- Drive retail sales through internal team and channel partners.

- Develop optimal tenant mix strategy to enhance project positioning and footfall.

- Monitor absorption rates, pricing strategy, and inventory movement.

- Guide team in closing key retail transactions and anchor retail deals.


D. Business Development & Market Intelligence:


- Conduct market research on rental benchmarks, competitor positioning, and demand trends.

- Identify expansion opportunities across commercial and retail segments.

- Strengthen broker network and institutional partnerships.


E. Financial & Reporting Accountability:


- Achieve monthly, quarterly, and annual revenue targets.

- Provide pricing recommendations and yield optimization strategies.

- Prepare MIS reports, leasing dashboards, pipeline reports, and occupancy updates for senior management.

- Monitor receivables and ensure revenue realization as per agreed commercial terms.


F. Stakeholder & Tenant Management:


- Maintain strong relationships with existing tenants to ensure renewals and retention.

- Coordinate with Legal, Finance, Marketing, CRM, and Facility teams for seamless execution.

- Ensure timely completion of LOIs, Agreements to Lease, Lease Deeds, and handovers.
