Design sits at the heart of CKPC's People Experience (PX) philosophy - spaces that are considered, not just constructed. The Design Lead - Concept to Completion exists to protect that intent as a project moves from the drawing board to handover, by coordinating every design stakeholder and monitoring every stage of execution against the approved design.

Role Summary

This is primarily a coordination and monitoring role, not a hands-on design/drafting role. CKPC is looking for a Design Lead who can sit at the centre of the design process - architects, structural and MEP consultants, interior and landscape designers, statutory approval teams, contractors and internal project teams - and ensure design intent is captured accurately at concept stage and carried through, without dilution, all the way to project completion. The role is accountable for design timelines, approvals, documentation flow and on-site design compliance across CKPC's commercial and residential portfolio in Bengaluru, rather than for producing design output directly.

Key Responsibilities

Design Coordination (Concept to Completion):

- Act as the single point of coordination between external design consultants (architects, structural, MEP, landscape, facade, interior) and CKPC's internal project, procurement and execution teams.

- Coordinate the design process across every stage - concept, schematic design, design development, good-for-construction (GFC) drawings and execution support - ensuring smooth handoffs between stages.

- Organise and run regular design coordination meetings, maintain minutes of meetings (MOM), and track open items to closure.

- Ensure timely issuance of drawings, specifications and design change instructions from consultants to site and procurement teams.

- Coordinate multi-disciplinary clashes (architecture vs. structure vs. MEP vs. interiors) and drive timely resolution with the relevant consultants.

Monitoring & Compliance:

- Maintain and continuously update a master design tracker covering drawing status, approval status, RFIs (requests for information) and design deliverables against the project schedule.

- Monitor on-site execution against approved GFC drawings and design intent; flag and escalate deviations before they impact cost, quality or timelines.

- Track design-related RFIs and change requests raised by site/execution teams, and ensure consultants respond within agreed turnaround times.

- Monitor statutory design approvals and coordinate submissions with authorities such as BBMP, BDA, BMRDA, Fire Department, Airport Authority (as applicable), and RERA-related design documentation.

- Review design-linked project milestones periodically and report status, risks and delays to project leadership.

Stakeholder & Vendor Management:

- Build and manage relationships with empanelled architects, design consultants and specialist vendors, ensuring accountability against scope, timelines and fee milestones.

- Coordinate between the design team and procurement/contracts teams on material selections, finish schedules and vendor mock-ups.

- Liaise with sales, marketing and client-facing teams to ensure show-flats, sample units and marketing collateral reflect approved design intent.

- Support value-engineering discussions by coordinating inputs from design consultants and cost/procurement teams without compromising design quality.

Documentation & Governance:

- Maintain a structured, auditable repository of design drawings, approvals, revisions and correspondence across all live projects.

- Ensure version control so that only the latest approved drawings are in circulation with site and vendor teams.

- Prepare periodic design status reports and dashboards for leadership, highlighting risks to timeline, cost or design quality.

- Support internal and external audits/reviews with complete and organised design documentation.

Qualifications & Experience:

- Bachelor's or Master's degree in Architecture, Interior Design or a related discipline.

- 10-15 years of experience in real estate design coordination, project/design management, or a similar concept-to-completion coordination role with a developer, PMC or design firm.

- Prior experience coordinating design for large-format commercial (Grade A+ office) and/or premium residential projects is strongly preferred.

- Demonstrated experience working across the full project lifecycle - concept design through to handover - rather than a single design phase.

- Familiarity with statutory approval processes (BBMP/BDA/RERA/Fire/Environmental) relevant to Bengaluru is an advantage.

Skills & Competencies:

- Strong coordination, follow-up and project-tracking discipline - this role is about orchestration, not personal design authorship.

- Working knowledge of design and project-tracking tools (AutoCAD/Revit for drawing review, MS Project/Excel or similar for tracking; BIM exposure is a plus).

- Excellent stakeholder management skills to align architects, consultants, contractors and internal teams who each have different priorities.

- Sharp eye for detail to catch design-vs-execution deviations early, paired with the judgement to know when to escalate.

- Clear, structured written and verbal communication for meeting minutes, status reports and leadership updates.
