Description:
Job Title: Chief Operating Officer (COO) Real Estate
Location: Bengaluru
Reports To: Director/Managing Director
Role Summary:
The COO will be responsible for end-to-end operational leadership of the real estate business, ensuring efficient execution of projects, sales performance, cost control, and regulatory compliance. The role demands strong expertise in project management, sales operations, CRM, legal coordination, and cross-functional leadership.
Key Responsibilities:
1. Business Operations & Strategy
- Drive execution of companys business strategy and expansion plans
- Develop operational policies, SOPs, and governance frameworks
- Monitor P&L, budgets, and profitability across projects
- Identify growth opportunities (new markets, product mix, pricing)
2. Project Execution & Delivery
- Oversee end-to-end lifecycle of projects (land acquisition to handover)
- Ensure timely delivery within cost, quality, and compliance parameters
Coordinate with:
- Construction teams
- Architects & consultants
- Contractors & vendors
- Track project milestones, delays, and risk mitigation
3. Sales & Marketing Alignment
Align with Sales Head to drive:
- Site visits
- Conversion ratios
- Inventory liquidation
- Monitor sales performance, collections, and receivables
- Support marketing campaigns, pricing strategies, and channel partner networks
4. Financial & Cost Management
- Control operational costs and improve margins
- Ensure strong cash flow management and collections efficiency
Work closely with Finance for:
- Budgeting
- Forecasting
- Fund utilization
5. Legal & Compliance
Ensure adherence to:
- RERA regulations
- Local authority approvals
- Land titles and documentation
Coordinate with legal team for:
- Litigation matters
- Agreements and contracts
6. CRM & Customer Experience
Strengthen CRM systems for:
- Lead tracking
- Customer communication
- Post-sales service
- Ensure high levels of customer satisfaction and retention
7. Team Leadership
Lead and mentor cross-functional teams:
- Sales
- Projects
- CRM
- Legal
- Admin
- Set KPIs, conduct performance reviews, and build leadership pipeline
8. Vendor & Stakeholder Management
Manage relationships with:
- Contractors
- Suppliers
- Channel partners
- Government authorities
- Negotiate contracts and ensure service quality

- Project delivery timelines adherence (35%)
- Sales vs target achievement (30%)
- Collection efficiency (10%)
- Cost variance (Budget vs Actual) (10%)
- Customer satisfaction score (5%)
- Compliance adherence (zero major violations) (10%)
- Bachelors in Civil Engineering / Architecture / Business
