Chief Operating Officer Construction Real Estate Role: - The position is part of leadership team responsible for delivering on promises made to customer. - The Position reports into Promoter / Managing Director and work with CFO and Head Sales on delivering projects before time - Will be responsible for all the ongoing sites and delivery of the same within budget and timeframe - Will be responsible for end to end execution of the projects through team on 200 people and external consultants. - Develops the departmental strategic plans for project and other department and ensures approval by the CEO and senior management. Formulating quality systems and process for project development, pre-concept feasibility studies, project planning and scheduling, developing project delivery strategy and risk analysis, value engineering analysis and facilitating inputs at all stages of design and construction. - Engaging with architectures to produce design plans for government approvals and initiate the execution of property development. - Engage with project execution team to issue a construction contract, and potentially appoint a project manager to oversee the different building stages and milestones and eventual handover. Operational: - Implementing groups policies and processes as applicable for internal and external stakeholders, teams and operations management. Formulation deployment of AOP, Strategic initiatives, Planning, Project Management, Execution and Handover of projects. - Supporting and providing cohesion and fostering collaboration amongst multiple departments and complex issues, pertaining to Clearances Approvals, Master Planning Design - both future and existing- in the areas of: Master Planning Design, Operations and development. Ensuring process and systems are in place to meet the regulatory, statutory, audit and compliance requirements. - Design, develop, monitor and control process and procedure for the overall success of the cluster of projects. - Spearheading and monitoring the functional heads of project management, design, development, construction and facilities management and employees associated with the cluster of projects for the successful delivery of the projects. - Creating work break down structures with program planners by defining activities, sequence, duration and schedule. - Driving the resource management plan both people and material critical for the project in coordination with the project directors. - Ideating, developing contracts, monitoring RFP and RFI's, and administrating procurement of PMC, Contractors and sub-contractors (Both services and materials) - Managing program cost by estimating, budgeting and controlling costs associated with different resources. Determining budgets for various functions and activities for successful management and delivery of the cluster of projects. - Identifying and controlling overall business risks - Cost, Schedule, Performance, Operational. - Preparing quality management plan and taking preventive steps for quality assurance and control for brand equity. - Ideating, reviewing and recommending plans and processes to achieve business excellence. Financial: - Spearheading PL management of the business. Preparing Annual Operating Plan (AOP) - to preserve business plan, profitability, cash flow planning and management. - Ensure accuracy of all financial and metric data in accordance with business guidelines. Driving extensive use of technology software - People Creating a performance driven culture driving team - Develop leaders in N-2 Level for future - Training need identification for higher productivity. Execute capability building initiatives. Educational Qualifications: - 12+ Years of Experience in construction and project management of large projects. - People Management experience of minimum 8+ years - BE Civil & MBA or equivalent from a premier business school. - Significant experience at the top management level of a real estate company, preferably in plotted township development. - Has managed multiple projects of relatively large scale development from conceptualisation phase to end delivery - Has handled a team of 100+ people - Is accustomed to presentation and ownership of AOP plans, budgets and planning measures in a project. - Should have exposure to all aspects of plotted township development such as land acquisition, fund raising, infrastructure development, design, construction, sales, CRM, marketing, approvals, registration and people management.
