The COO - Project Execution will be primarily responsible for the end-to-end execution of real estate projects, ensuring timely delivery, strict cost control, superior construction quality, and seamless coordination across all stakeholders. The role demands strong on-site control, problem-solving ability, and deep involvement in day-to-day project execution.
Key Responsibilities:
1. End-to-End Project Execution
- Take complete ownership of project execution from design finalization to possession for residential and commercial properties across prime Western Suburbs.
- Ensure projects are delivered on time, within budget, and as per committed specifications
- Drive daily, weekly, and monthly execution targets across all sites
2. Site & Construction Management
- Closely monitor all ongoing sites with frequent site visits

Ensure adherence to construction schedules, quality standards, and safety norms
- Resolve on-ground challenges related to labor, contractors, materials, and logistics
- Enforce strict quality checks and stage-wise approvals
3. Contractor & Vendor Management

Appoint, evaluate, and manage contractors, subcontractors, and vendors
- Negotiate contracts and ensure performance as per defined timelines and quality
- Monitor billing, certifications, and work progress
4. Planning & Scheduling
- Prepare and track detailed project schedules (MIS, bar charts, etc.)
- Identify delays proactively and implement corrective action plans
- Ensure milestone-based tracking and reporting
5. Cost Control & Budget Management
- Monitor project budgets and control cost overruns
- Optimize procurement and material usage
- Approve major expenses and track project profitability at execution level
6. Coordination Across Teams
- Ensure seamless coordination between architecture, structural, MEP, procurement, and CRM teams
- Align execution with sales commitments and customer timelines
- Work closely with legal/liaison teams for approvals and compliance
7. Quality Assurance & Handover
- Ensure delivery as per promised specifications and brand standards
- Oversee snagging, finishing, and final handover process
- Minimize post-handover complaints through strong quality control
8. Compliance & Approvals
- Ensure all construction activities comply with local authority approvals and RERA guidelines
- Coordinate for inspections, certifications, and occupancy approvals
9. MIS & Reporting
- Provide regular execution reports to management (progress, delays, risks)
- Maintain strong MIS systems for tracking site performance
