Position Overview:

We are seeking a seasoned finance and compliance leader to oversee and drive financial strategy, legal compliance, accounting practices, and MIS reporting for a diversified real estate group. The ideal candidate will bring hands-on expertise in real estate finance, regulatory compliance, sales accounting, audit, and fund management, along with team leadership capabilities. This is a critical role for ensuring fiscal discipline, statutory adherence, and accurate financial representation of our real estate operations.

Key Responsibilities:

1. Accounting & Finance:

- Supervise complete financial operations including accounting, audits, statutory compliance, and ROC filings.

- Finalize books of accounts and ensure timely audits (internal and statutory), along with compliance with notes to accounts.

- Coordinate with HO accounts team for timely reporting and consolidated financial governance.

- Verify journal entries, vouchers, intercompany transactions, and ensure ledger scrutiny.

- Handle full and final settlements in coordination with HR.

- Build and maintain effective relationships with banking partners; manage all banking transactions and reconciliations.

2. Legal, Taxation & Statutory Compliance

- Ensure strict compliance with TDS, GST, Income Tax, and ROC regulations.

- Handle pending assessments, audits, and litigation with tax authorities (including VAT & legacy issues).

- Manage Labour Law compliance - PF, ESIC, PT, etc.

- Monitor regulatory adherence under Company Law, NBFC (if applicable), FEMA, and RBI guidelines.

- Track and manage timely payments for property taxes, levies, and municipal dues.

3. Real Estate Sales Accounting & Revenue Recognition

- Ensure accurate recognition of revenue from property sales (plots, villas, residential units) in accordance with accounting standards.

- Conduct reconciliation between tax invoices, registered sale deeds, GSTR1, buyer ledgers, and bank entries.

- Assist in tax computation and planning related to real estate sales.

- Maintain real-time stock/inventory tracking for sold and unsold units.

4. Fund Management & Capital Planning:

- Forecast fund requirements and ensure liquidity planning for project obligations and statutory commitments.

- Manage surplus funds for optimized returns and minimize idle capital.

- Collaborate with senior management to support capital budgeting, IRR, NAV, and NPV analysis.

5. MIS & Financial Reporting

- Prepare and present monthly Receipts & Payments, entity-wise cash flows, and forecasts to senior leadership.

- Generate fortnightly bank-related MIS and management dashboards.

- Draft annual budgets and periodic financial projections for ongoing projects.

6. Document Management & Data Organization

- Establish a structured system for physical and digital document storage, retrieval, and classification.

- Maintain color-coded filing systems and logical naming conventions for system directories.

- Periodically audit files and folders to ensure compliance with documentation policies.

7. Team Leadership & Development

- Lead a high-performing finance and accounts team; ensure optimal work delegation and supervision.

- Train and mentor team members on accounting, compliance, and reporting protocols.

- Conduct regular performance appraisals, knowledge enhancement sessions, and succession planning.

8. Strategic Review & Risk Monitoring

- Periodically review ledger accounts, transactional data, and compliance activities to identify red flags.

- Escalate critical risks and propose remedial actions for management approval and implementation.

9. Project Analysis & RERA Compliance

- Handle RERA registration and compliance related to real estate projects.

- Provide detailed ROI reporting and project viability analysis using capital budgeting techniques.

10. Special Assignments

- Manage any additional assignments or strategic initiatives as directed by senior leadership.

Required Qualifications

- Chartered Accountant (CA) or equivalent degree in Finance/Accounts.

- 12+ years of progressive experience in finance and compliance, with at least 5 years in the real estate sector.

- Strong command over Indian accounting standards, tax laws, RERA, and real estate-specific sales accounting.

- Proficiency in tools such as Tally, ERP systems, MS Excel, and MIS dashboards.
