Role Overview:
We are looking for an experienced and strategic Finance Controller to oversee the complete finance function for our real estate business. The role requires strong expertise in project finance, regulatory compliance, cost management, and investor relations. The Finance Controller will play a pivotal role in driving financial discipline, supporting business growth, and ensuring the long-term profitability and sustainability of our real estate projects.
Key Responsibilities:
Financial Planning & Control:
- Lead preparation of budgets, forecasts, and cash flow projections across all realty projects.
- Track project-wise revenues, costs, receivables, and profitability to ensure timely interventions.
- Establish robust financial controls, policies, and SOPs to safeguard company assets.
Project Finance & Treasury Management:
- Manage funding requirements for ongoing and new projects, including debt, equity, and structured financing.
- Liaise with banks, NBFCs, and financial institutions to secure funding and optimize borrowing costs.
- Monitor cash flows and ensure efficient allocation of resources to meet project timelines.
Accounting & Reporting:
- Oversee timely closure of books of accounts and ensure accuracy of financial statements.
- Prepare MIS, project dashboards, and management reports with variance analysis.
- Ensure compliance with Ind-AS/IFRS standards and corporate governance requirements.
Regulatory & Statutory Compliance:
- Ensure adherence to RERA, GST, Income Tax, and all applicable statutory regulations.
- Coordinate with statutory auditors, internal auditors, and regulators for smooth audits and inspections.
- Keep management updated on changes in laws impacting the real estate business.
Business & Strategic Support:
- Partner with project and sales teams to evaluate project feasibility, pricing models, and investment returns.
- Conduct scenario analysis and sensitivity testing to guide business decisions.
- Provide financial insights to the leadership team for strategic initiatives, acquisitions, or JV opportunities.
Risk & Investor Management:
- Identify financial risks across projects and implement mitigation measures.
- Maintain transparent communication with investors, shareholders, and lenders on project progress and returns.
- Ensure covenant compliance for all borrowing arrangements.
Team Leadership & Development:
- Lead, mentor, and develop the finance and accounts team.
- Drive digital adoption, automation, and process improvements for efficiency.
- Foster a culture of integrity, accountability, and continuous improvement.
Qualifications & Skills Required:
- Chartered Accountant (CA) / CPA / MBA (Finance) with 12-18 years of post-qualification experience, out of which at least 5-7 years should be in the real estate / infrastructure / construction sector.
- Strong knowledge of real estate regulatory frameworks (RERA, Stamp Duty, GST, Income Tax, FEMA, etc.).
- Proven expertise in project finance, treasury, fund management, and investor relations.
- Hands-on experience in ERP systems and advanced Excel/financial modeling.
- Strong business acumen with ability to influence senior management decisions.
- Excellent leadership, communication, and stakeholder management skills.
