Position Overview:
Lead end-to-end development of data centre assets - land acquisition, design management, infrastructure planning, commercial structuring, execution oversight, and stakeholder coordination. The role demands deep understanding of mission-critical facilities, large-scale real estate development, and the commercial drivers shaping India's fast-growing data centre ecosystem.
Key Responsibilities:
1. Development & Strategy
- Shape the company's data centre development strategy across target markets.
- Evaluate locations based on power availability, fibre connectivity, regulatory incentives, hydrological/geotechnical conditions, and market demand.
- Build investment/business cases, development frameworks, and project feasibility models.
2. Land & Approvals
- Lead land identification, technical due diligence, and acquisition negotiations.
- Drive statutory approvals: building plan, environmental, fire, pollution control, power sanction, local authority clearances, and data-centre-specific compliance standards.
3. Design & Technical Oversight
- Coordinate master planning, concept design, and detailed engineering for high-density colocation and hyperscale facilities.
- Work closely with architects, MEP consultants, PMC teams, and OEMs for high-availability design (Tier III/Tier IV).
- Review electrical (HV/LV), mechanical (cooling, HVAC), structural, and redundancy systems for alignment with uptime, PUE, cooling efficiency, scalability, and sustainability targets.
4. Project Execution
- Oversee project from pre-construction through commissioning.
- Manage tendering, contractor selection, BOQ/GFC reviews, and EPC contracts.
- Monitor milestones, budgets, risk registers, and quality benchmarks.
- Ensure adherence to safety, uptime expectations, and mission-critical construction protocols.
5. Commercial & Financial Management
- Support pricing strategy, commercial proposals, and client RFP responses.
- Coordinate with finance for development budgets, capex optimisation, and ROI tracking.
- Engage with hyperscale customers and enterprise clients on technical and commercial alignment.
6. Stakeholder & Vendor Management
- Engage with utilities (DISCOMs, telecom providers), government bodies, and technology partners.
- Build and manage relationships with consultants, OEMs, EPC contractors, and design partners.
7. Operations Readiness
- Ensure smooth handover to operations team post-commissioning.
- Assist in defining O&M processes, SLAs, SOPs, and energy-efficiency roadmaps.
Required Experience & Qualifications:
Professional Experience:
- 15-18+ years of experience in real estate development, infrastructure, or mission-critical projects.
1. Minimum 5-7 years directly in data centre development, design management, or mission-critical engineering.
2. Demonstrated delivery of at least one large-scale colocation or hyperscale data centre.
3. Strong cross-functional exposure: land, design, MEP, power, fibre networks, regulatory approvals, EPC contracting.
Technical Skills:
1. Deep understanding of electrical design (UPS, DG, transformers, switchgear), cooling technologies (CRAC/CRAH, liquid cooling, chillers), redundancy systems (N+1, 2N), and structural design considerations.
2. Familiarity with Uptime Institute standards, NBC norms, IGBC/LEED sustainability, and data centre safety protocols.
Education:
1. Bachelor's degree in Engineering (Electrical/Mechanical/Civil preferred). MBA or equivalent desirable.
2. Certifications (optional but advantageous): CDCP, CDCS, DCE, PMP. Leadership & Behavioral Attribute:
3. Ability to lead multidisciplinary teams and external partners. Strong commercial thinking, negotiation capability, and decision-making maturity.
4. High comfort with complex, fast-paced development environments. Strong communication, executive presence, and customer-facing ability. Problem-solving mindset with a focus on innovation and operational excellence.
