Role Overview:
We are seeking a dynamic and result-driven professional to lead the hotel site acquisition strategy across targeted geographies. The incumbent will play a key role in identifying, evaluating, negotiating, and finalizing properties suitable for hotel operations, in line with the company's growth and expansion plans.
Key Responsibilities:
Market Mapping & Feasibility:
Identify and map potential sites for hotel expansion through market research, competition tracking, and local intelligence ( broker networks, IPCs, local developers, and direct leads.)
Conduct site visits and prepare reports covering accessibility, visibility, and market potential.
Site Acquisition:
Lead end-to-end site acquisition - from scouting locations, shortlisting properties, to negotiating lease or management agreements.
Liaise with property owners, real estate consultants, IPCs, and local brokers to secure suitable hotel sites.
Commercial Negotiation:
Evaluate commercial viability and ensure optimal rent/lease terms and ROI before finalizing agreements.
Negotiate key commercial and legal terms with landlords, ensuring compliance with internal investment metrics.
Ensure favorable commercial terms in line with internal benchmarks on rent/revenue share/management fee.
Stakeholder Management:
Coordinate with internal teams (Legal, Projects, Finance, and Operations) to ensure smooth onboarding and handover of sites.
Maintain relationships with key external stakeholders - landlords, real estate developers, and government bodies.
Documentation & Due Diligence:
Facilitate legal and technical due diligence of properties before finalization.
Ensure timely execution of LOIs, lease agreements, and other statutory documentation.
Market Intelligence:
Stay updated with real estate trends, infrastructure developments, and competitive landscape in target markets.
Key Requirements:
Bachelor's degree (MBA preferred) with 8+ years of relevant experience in Business Development site acquisition, real estate, or hotel development.
Proven track record in commercial negotiations and closing deals, especially in the hospitality sector.
Strong knowledge of real estate laws, lease structures, and property due diligence processes.
Excellent networking, interpersonal, and stakeholder management skills.
Willingness to travel extensively for site visits and partner meetings.
