Role Overview

The Business Development Manager - Property Acquisition will be responsible for identifying, evaluating, and acquiring new hotel properties (lease/management contract/franchise). The role requires strong market intelligence, relationship-building with property owners, and end-to-end deal execution capabilities. The ideal candidate will drive expansion in targeted cities, negotiate commercial terms, and ensure alignment with Bloom Hotels growth strategy.

Key Responsibilities

- Identify and source potential properties for acquisition across targeted markets.

- Conduct market research, competitor assessments, and feasibility studies for potential locations.

- Build and maintain strong relationships with property owners, developers, IPCs, brokers, and local partners.

- Lead negotiations on commercial terms, lease agreements, and partnership contracts to close deals.

- Conduct preliminary due diligence, site evaluations, and financial viability analysis for shortlisted properties.

- Prepare business cases, financial projections, and approval notes for management.

- Collaborate with legal, finance, projects, design, and operations teams to support seamless deal closure.

- Track market trends and expansion opportunities across Tier 13 cities.

- Represent Bloom Hotels in meetings, site visits, owner interactions, and industry networking platforms.

- Ensure smooth handover and onboarding of newly acquired properties into the Bloom portfolio.

Required Skills & Qualifications

- Bachelors degree in Business Administration, Real Estate, Hospitality, or related field (MBA preferred).

- 3-5 years of experience in property acquisition, real estate development, or hospitality expansion.

- Strong network with property owners, developers, IPCs, and brokers.

- Proven track record of sourcing and closing real estate or hotel acquisition deals.

- Excellent negotiation, financial evaluation, and stakeholder management skills.

- Strong communication, presentation, and analytical abilities.

- Proficiency in MS Office, CRM systems, and financial/ROI modelling.
