Description:
Primarily:
- Reporting Reports to be shared with finance. Monthly/ Weekly
- Updating 'To Be Opened(TBO)' files Monthly Monthly
- Maintaining and updating the Spot draft reports weekly. Weekly
- Budget and PRC projections for rent and CAM increase, if any. Budget, PRC1 & PRC2
- CAM Increase As and when intimations are received
- Internal Stakeholder Management Schedule meetings/calls for senior team members. Need based
- Coordinate internally with Legal, Finance department. Need based
- Assist in maintaining records and follow up on pending discussion internally and externally. Daily
- Paper work Management Create SAP code. Need based
- Assist in preparing business proposals, presentations. Need based
- Follow up on agreement registration pending for RT stores. Need based
- Record Keeping : Maintaining up to date database for renewal/ existing agreements with escalation coming up during the year. Weekly
Additionally:
- Able to communicate about UCB expansion strategy to external business partners. (In order to open a new store, we need landlords and developers to understand UCB Brand positioning with other competitors)
- Rent revision, renegotiation, and conclusion of lease agreements for existing stores
- Negotiation with Landlord and Developer, LOI, Term Sheet preparation, legal due diligence along with legal team
- Focus on maintaining the good working relationship with all the associates, landlords, Consultants, vendor & colleague to ensure minimal hindrances in the work progress
KEY PERFORMANCE INDICATORS:
- Identification and Closure of sites on H/S and Malls
- Reporting as above
- Old / New SD Recovery
- Renewal of Lease, Agreement closure and registrations
- Rental Saving of existing doors
QUALIFICATIONS AND EXPERIENCE REQUIREMENTS:
Qualifications:- Graduate/Postgraduate
Work experience:- >10Year
