
Role Objective:
- The AGM - Marketing & Direct Sales will lead end-to-end marketing strategy, execution, and direct demand generation for assigned real estate mandate projects.
- The role is accountable for launch readiness, GTM planning, digital performance marketing, offline activation, creative development, CRM integration, and booking funnel optimization.
- This is a hands-on leadership role requiring a strong blend of strategic thinking and ground-level execution.
Key Responsibilities:
1. Marketing Strategy & Launch Readiness
- Develop GTM positioning, hero messaging, and customer cohort definition for each project.
- Prepare launch marketing plans, COS plans, timelines, and war-room checklists.
- Coordinate with business development and sales teams for alignment and readiness.
- Drive zero-delay execution for pre-launch, launch, and sustenance cycles.
Creative & Content Development:
- Lead development of creative briefs and manage approval workflows.
- Oversee creation of brochures, hoardings, print ads, radio scripts, digital assets, and landing pages.
- Ensure brand consistency across PropXLreight and project-specific communications.
- Review and evaluate agency output for quality, timelines, and cost-effectiveness.
Digital & Performance Marketing:
- Plan, run, and optimize campaigns across Meta, Google, and LinkedIn platforms.
- Track and improve CPL, MQL, site visits, and booking metrics.
- Publish weekly performance dashboards covering lead quality, CPL benchmarking, channel mix, and micro-market insights.
Direct Lead Generation & Conversion Enablement:
- Drive direct walk-ins through integrated digital and offline interventions.
- Own the end-to-end funnel: Lead - Site Visit - Booking.
- Establish and refine lead scoring, routing rules, and CRM workflows.
- Collaborate with the closures team to improve conversion at each stage.
Offline & BTL Activation:
- Plan and execute on-ground activities such as canopy activations, corporate connects, RWA campaigns, mall activations, and micro-events.
- Manage vendor negotiations, budgets, and on-ground quality control.
Outdoor & Radio Media Planning:
- Evaluate OOH opportunities including billboards, bus shelters, and highway media to optimize reach and GRP.
- Coordinate with media partners for radio campaigns, FCT planning, and RJ-led integrations.
- Manage media budgets and negotiate rates for maximum value.
Website & SEO Management:
- Oversee updates to the PropXLreight website and all project microsites.
- Ensure SEO hygiene, keyword ranking improvement, and consistent content updates.
- Monitor traffic sources, bounce rates, and conversion drop-offs.
CRM, Reporting & Analytics:
- Work with the CRM team to ensure accurate lead flows, integrations, and dashboard visibility.
- Own weekly reporting on spend vs ROI, channel performance, source-wise contribution, and direct vs CP effectiveness.
- Identify insights and optimization opportunities to improve marketing ROI.
Vendor & Agency Management:
- Serve as the single point of contact for creative, digital, media, production, printing, and OOH partners.
- Manage SLAs, evaluate performance, and ensure cost control across all agencies.
- Review contracts, negotiate pricing, and streamline vendor operations.
Candidate Profile:
Mandatory Requirements:
- Experience with Category A/B real estate developers or mandate firms.
- Proven expertise in launch campaigns, performance marketing, and large-format OOH.
- Ability to manage both strategy and hands-on execution.
- Working knowledge of Meta Ads, Google Ads, CRM systems, Excel, and PowerPoint.
- Experience managing 1-3 team members and multiple agencies.
- Strong communication, briefing capability, and stakeholder coordination skills.
Preferred Experience:
- Background in plotted development, luxury real estate, or township launches.
- Exposure to integrated marketing across both digital and offline channels
