The Organisation is an established professional Organisation and leaders in Aero , Real Estate, Industrial units , IT parks, Logistics hub Construction sector based at Kolkotta.  As Business Development Manager – Industrial & Institutional , the incumbent  - Takes responsibility for marketing and sales of real estate to organizations and institutions for setting up of Industrial units, Healthcare and Educational Institutions, IT Parks and Logistics hub in line with the Business Plan and targets assigned to him/her.  RESPONSIBILITIES  Strategic  - Assist in the analysis and evaluation of data on market research, current and emerging market trends and competitor information, to determine real estate requirements for existing and future demand vis-à-vis industries/IT Parks, healthcare, educational institutions etc.  - Assists in formulating marketing plans and business development strategies related to real estate demand by industries, healthcare and educational institutions.  - Assists in the development of pricing strategies.  Operational  - Explores options for the promotion of industrial activity in and around the location e.g. SEZ / other facilitative models.  - Identifies and contacts prospective industrial organizations and corporate with respect to their real estate requirements for setting up industrial units / factories etc.  - Identifies and contacts Healthcare and Educational Institutions to influence them in setting up such facilities on the allocated real estate at proposed township site.  - Develops ideas and creates offers for prospective customers for setting up IT Park.  - Responds to and follows up sales enquiries by post, telephone, and personal visits.  - Implements and manages prescribed sales and service standards.  - Negotiates with prospective clients to ensure conversion of intent to profitable sale.  - Oversees the preparation of real estate contracts and all related conveyance documents and manages contract closing procedures.  - Interfaces with Projects for plotted development of realty as per customer expectations to ensure that the project output meets the customer requirements and expectations.  - Carries out market research, competitor and customer surveys – including data on influencing factors such as SEZ etc.  - Develops and maintains a database of customers and prospects.  - Maintains and reports on equipment and software suitability for direct marketing and sales reporting purposes.  - Liaises and attends meetings with other company functions necessary to perform duties and aid business and organizational development.  - Prepares and maintains records and reports regarding sales volume, profitability, trends and other such reports which may be requested by management.  - Ensures compliance of company policies and statutory regulations with respect to real estate transactions.  Financial  - Prepares the Sales & Marketing Budget.  - Tracks expenditure vs. budget to ensure cost containment.  - Strives to achieve cost control through judicious planning and execution of all activities and associated matters.  DESIRED PROFILE  Education/Experience  - Graduate  - MBA/Post graduate diploma in Sales & Marketing would be an advantage.  - 7 – 12 years experience in Marketing, preferably in real estate.  DESIRED SKILLS  Functional/Behavioural  - Sound understanding of Real Estate marketing & management practices.  - Knowledge of SEZ & Industrial Units land related regulations.  - Knowledge of legal contracts and their development.  - Negotiation skills  - Effective Communications skills  - Relationship Management skills  - Interpersonal skills  - Detail Orientation  - Analytical skills  - Innovative Thinking  Interested candidates with relevant experience in Industrial & Institutional sales at Aero/ IT park/ Real Estate sector NEED ONlY APPLY and will be shortlisted and also seeking to settled down at Kolkata on a long term basis!
