PURPOSE :

As an Expat Project Lead for our distinguished real estate development company, he will assume a leadership role in overseeing and driving the successful execution of our projects. This position is designed for an experienced professional with an international background, bringing a wealth of project management expertise to ensure the timely and efficient delivery of our real estate developments.

Key Responsibilities :

1. Strategic Project Execution & Coordination :

- Lead structured, phased project execution with excellent engineering practices and well-defined strategies.

- Coordinate closely with design, MEP, and other services to ensure seamless integration and execution.

- Deploy Design Leads and structured design systems to improve consistency and alignment across projects.

2. Quality Assurance & Safety :

- Strengthen Quality Assurance (QA) and Quality Control (QC) systems, including instating regular audits.

- Foster a robust Safety Team culture across sites to ensure safe operations.

3. Contracts, Procurement & Vendor Management :

- Enhance contracts management protocols and processes.

- Carry out strategic procurement, selecting high-caliber vendors and contractors.

- Ensure timely procurement and vendor delivery aligned with project milestones.

4. Resource Planning & Team Leadership :

- Drive recruitment of mid-level managers and project leads.

- Conduct workforce planning, identify manpower needs, onboard new hires, and provide orientation and training.

- Monitor resource allocation, balancing loads across projects.

- Lead reward programs to promote performance, motivation, and retention.

5. Systems, Reporting & Technology Integration :

- Utilize enterprise systems - SAP for financial transactions; BIM 360 for financial/process tracking.

- Implement BIM 360 for digital project collaboration and coordination.

- Oversee submission of MIS reports (weekly), covering schedule, cost, vendor, quality, design, safety, value engineering, legal, manpower, planning, and miscellaneous metrics.

6. Risk Assessments and Project Oversight (NCR & Punjab) :

- Manage all NCRs, PBs, audits, including project-level non-conformities and risk assessments.

- Handle new, upcoming residential and commercial projects, with responsibilities spanning core functions: procurement, contracts, design, technical, quality, safety, planning, billing, audit, and reporting across both Punjab and Gurugram regions.

7. Field Oversight & Site Visits :

- Conduct regular project site visits across Punjab and Gurugram to review performance, quality, and execution discipline.

8. Cross-Functional Leadership :

- Govern all core project functions: procurement, contracts, design, quality, safety, technical, planning, billing, auditing, and NCR & Punjab oversight across all regional projects.

9. Stakeholder Management & Governance :

- Communicate progress effectively to internal and external stakeholders.

- Chair weekly project review meetings, engage with consultants and internal teams, and enforce compliance.
