About the Role:

One of Mumbai's Top 10 residential real estate developers is looking for an Assistant Vice President Fund Raising to lead end-to-end fundraising for its residential project portfolio raising and managing both debt and equity capital, and building relationships with banks, financial institutions, PE/institutional investors and HNIs. You will independently drive transactions from project feasibility through funding strategy, lender/investor engagement, term sheet negotiation, due diligence, financial closure, disbursement and post-disbursement monitoring.

This is a project-level, developer-side fundraising role not corporate treasury, not retail lending, not fund/asset management.

Key Responsibilities:

- Lead debt and equity fundraising for residential real estate projects term sheets, IMs, financial presentations, DD coordination

- Track project cash flows, monitor CP/CS compliance, disbursements and lender/investor reporting

- Build and review financial models, project feasibility studies, IRR/returns analysis

- Manage existing project debt loan reconciliation, mortgage deeds, security documentation, working capital banking

- Lead the credit rating process with rating agencies (business/project presentations, key drivers)

- Build and maintain senior relationships across banks, FIs, PE/institutional investors and HNIs

What We're Looking For:

- 10-15 years of experience in residential real estate project finance/fundraising

- A candidate who has personally raised or personally structured financing for specific residential projects able to walk through actual transactions, lender by lender, from origination to disbursement

- Strong network across banks, NBFCs, private credit and PE/institutional investors specifically for residential real estate

- Financial modelling, valuation and project feasibility skills

- CA / MBA (Finance) / CFA or equivalent preferred

- Mumbai-based (Thane acceptable)

Please note this role is not a fit for:

- Corporate treasury or institutional fundraising professionals at banks/NBFCs/HFCs whose experience is raising capital (term loans, NCDs, CPs, securitization, NHB refinance) for their own company's balance sheet or retail loan book

- Candidates whose real estate experience is limited to corporate-level fundraising, IPO/QIP/capital markets work, or investor relations rather than project-level financing

- Candidates in pure asset/fund management roles (monitoring or administering capital already raised, rather than originating it)

- Bank/NBFC lending professionals are welcome to apply if and only if their lending has been specifically to residential real estate developers (construction finance, project finance) with direct, ongoing developer relationships.
