AVP - Operations | City Head - Delivery & Execution

THE OPPORTUNITY

We are looking for an experienced AVP - Operations / City Head - Delivery & Execution to lead the complete project delivery and operational engine for a city.

This is a senior city-level leadership role with ownership of project execution, portfolio P&L, quality, timelines, vendor performance, client relationships, and team capability.

The ideal candidate will be a strong operator who can manage multiple complex projects simultaneously, build high-performing teams, drive operational discipline, and take complete ownership of outcomes across the city.

KEY RESPONSIBILITIES

1. City-Level Operations & P&L:

- Own end-to-end delivery of all active projects across the city, from project kickoff through client handover.

- Take accountability for project-level and portfolio-level P&L, margins, timelines, quality, and customer satisfaction.

- Identify operational risks and take proactive corrective actions to protect project profitability and delivery commitments.

2. Project Delivery & Governance:

- Establish and enforce delivery standards, SOPs, stage-gate processes, quality benchmarks, and escalation mechanisms.

- Conduct structured weekly operations reviews covering project health, RAG status, budget variance, critical path, risks, and client satisfaction.

- Ensure consistent execution standards across all project managers, site teams, and active projects.

3. Resource & Team Management:

- Own city-level resource planning and deployment across the project portfolio.

- Allocate Project Managers, Assistant Project Managers, and Site Supervisors based on project complexity, capacity, and criticality.

- Build, mentor, and develop a high-performance city operations team.

- Own hiring, KPI setting, performance management, and capability development for delivery teams.

4. Client & Stakeholder Management:

- Serve as the senior escalation point for critical client issues that cannot be resolved at the project level.

- Build strong relationships with key clients and ensure a consistently high-quality delivery experience.

- Work closely with Design, Pre-Sales, Procurement, Finance, and other functions to ensure smooth project handovers and scope alignment.

5. Vendor Management:

- Drive vendor empanelment, performance management, evaluation, and commercial negotiations at the city level.

- Partner with procurement teams to ensure vendor quality, cost competitiveness, capacity, and timely execution.

- Establish accountability mechanisms for vendor performance and delivery adherence.

6. Operational Excellence & Technology:

- Drive adoption of technology platforms, SOPs, MIS systems, and quality frameworks across city operations.

- Identify process gaps and implement systems that improve execution efficiency, predictability, cost control, and project visibility.

- Build a data-driven operating rhythm across the city portfolio.

7. Leadership Reporting:

- Report directly to the VP / Head of Operations.

- Present city-level business performance, operational risks, project status, resource requirements, and improvement plans during leadership reviews.

IDEAL CANDIDATE PROFILE:

- 12 - 18 years of experience in project delivery, operations management, PMC, construction, commercial interiors, or real estate development.

- At least 3 - 5 years of experience in a city / regional leadership role managing multiple projects or a large delivery portfolio.

- Strong experience in commercial interior fit-outs, construction, or real estate project execution.

- Demonstrated experience managing multi-project portfolios with end-to-end P&L / financial accountability.

- Strong understanding of project planning, execution, quality, cost control, vendor management, and client management.

- Proven ability to build, lead, and develop large cross-functional delivery teams.

- Strong stakeholder management and escalation-handling capabilities.

- Experience working in a fast-paced, high-growth environment is preferred.

EDUCATIONAL QUALIFICATION:

- Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.

- MBA / PGDM from a reputed institution is an advantage.
