Job Summary:

We are looking for an experienced Assistant Manager - Real Estate Valuation to support valuation assignments for the US market. The ideal candidate should have expertise in commercial real estate valuation, financial modelling, and US GAAP valuation standards. The role involves preparing valuation models, reviewing appraisal reports, conducting market research, and managing multiple valuation engagements.

Key Responsibilities:

- Perform end-to-end commercial real estate valuation assignments for US-based clients.

- Prepare valuation models using DCF, Direct Capitalization, Sales Comparison, Cost Approach, and Leasehold Analysis methodologies.

- Develop financial and cash flow models using Advanced Excel and Argus.

- Analyze property-related documents such as leases, appraisal reports, site/building plans, mortgage documents, and market studies.

- Conduct market research using CoStar, MVS, Argus, and other real estate databases.

- Review and validate third-party valuation reports.

- Prepare clear, accurate, and timely valuation reports.

- Manage multiple assignments while ensuring quality and adherence to deadlines.

- Mentor junior team members and coordinate with global stakeholders.

Required Skills:

- 5-8 years of experience in US Commercial Real Estate Valuation.

- Strong expertise in DCF, Direct Capitalization, Sales Comparison, Cost Approach, and Leasehold Analysis.

- Hands-on experience with Argus Enterprise and Advanced Excel.

- Experience using CoStar, MVS, or similar real estate research platforms.

- Good understanding of US GAAP, including ASC 805, ASC 820, and ASC 842.

- Strong analytical, financial modelling, and report-writing skills.

- Excellent communication and stakeholder management abilities.

Educational Qualification:

- CA / CFA / MBA (Finance)

- RICS or MAI certification will be an added advantage.

Preferred Industry Background:

Candidates from valuation consulting firms, real estate advisory firms, appraisal firms, Big 4 consulting firms, or commercial real estate organizations with experience supporting US clients are preferred.
