AGM - Regulatory Approval & Compliances will be responsible for managing the liaison and approval process (Pre-development, During Development & Post Development) with various government bodies, including all Local Bodies.

The candidate should have extensive knowledge about the approval process (Corporation Limits, Municipality Limits, Panchayet Limits), RERA approvals, and should be well-versed in the latest regulations and compliance requirements. The job requires closely collaborating with and assisting the Land and Legal teams.

The ideal candidate should be able to network effectively with government officials and regulatory bodies to ensure timely approvals. The candidate should have a proven track record of obtaining government approvals for real estate projects, including Fire NOC, AAI, water NOC, EC, CTE and other necessary permits. This position is for Kolkata location and involves travel within West Bengal.

Key Responsibilities:

Government Liaising :

- Ensure that all statutory approvals for projects are in place. Liaise and maintain good PR & Network with Governmental bodies, Local bodies etc. thus ensuring smooth continuity of projects with statutory clearances and minimizing interruptions / stoppages in work.

- Build and maintain strong relationships with government officials, regulatory bodies, and other stakeholders.

- Coordinate with internal teams to ensure timely and accurate submission of documents

- Prepare and submit applications for various approvals, including RERA approvals, fire NOC, water NOC, and other necessary permits.

- Follow up with government officials and regulatory bodies to ensure timely approval of applications.

- Stay up-to-date with the latest regulations and compliance requirements related to real estate projects.

- Liaise with external consultants and legal teams to ensure compliance with all legal and regulatory requirements.

- Serve as the primary point of contact for all interactions and communications with government authorities, including local, state, and central government bodies.

- Develop and maintain strong relationships with relevant government officials, regulatory agencies, and departments & Locals to facilitate effective Liaising.

- Coordinate and facilitate the timely acquisition of necessary approvals, permits, licenses, and clearances from relevant authorities for various real estate projects.

- Ensure compliance with all relevant laws, regulations, building codes, environmental guidelines, and other applicable statutory requirements.

- Build and maintain positive and productive relationships with key stakeholders, including government officials, industry associations, local communities, and other external entities.

- Act as a representative of the company in meetings, negotiations, and discussions with external parties, ensuring effective communication and representation of the company's interests.

- Provide expert advice and guidance on regulatory matters, policy changes, and potential risks that may impact the company's operations or projects.

- Stay updated on new laws, regulations, and policies related to real estate and construction, and ensure compliance with all applicable requirements

Qualifications

- Bachelor's degree in Real Estate/BE (Civil), Law, Business Administration, or a related field.

- A Master's degree is a plus.

Required Skills

- Since the job involves dealing with all levels of Govt. and Quasi Govt employees, it is usually mandatory for the incumbent to have a very respectable background, have contacts at the right places, thinking on the feet, decisive, and should be able to come up with innovative ways for resolving issues. Should have integrity as the job requires dealing with sensitive issues.

- In-depth knowledge of real estate laws, regulations, building codes, and government approval processes.

- Strong understanding of local, state, and central government structures and procedures.

- Excellent communication, negotiation, and interpersonal skills to effectively interact with government officials, stakeholders, and internal teams.

- Ability to multitask, prioritize, and manage multiple projects and deadlines simultaneously.
