Assistant General Manager - Finance - Real Estate

Key Responsibilities:

1. Project Finance - Fund Raising:

- Manage end-to-end project finance activities including loan structuring, documentation, disbursement, utilization, and repayment.

- Liaise with banks, financial institutions, trustees, and lenders for sanctions, renewals, and Post Disbursement ongoing compliance.

- Monitor loan covenants, escrow mechanisms, and cash flow alignments with project milestones.

2. Financial Planning - Control:

- Prepare and monitor project budgets, cash flow statements, and financial projections.

- Review project-wise MIS, variance analysis, and management reports.

- Ensure effective control over costs, payments, and fund utilization.

3. Statutory - Regulatory Compliance:

- Ensure compliance with applicable laws including RERA, Companies Act, Income Tax, GST, and other relevant statutes.

- Coordinate statutory audits, internal audits, and regulatory filings.

- Support compliance requirements relating to lenders, RERA authorities, and regulatory bodies.

4. Banking, Legal - Professional Coordination:

- Act as primary point of contact for bankers, auditors, legal consultants, and financial advisors.

- Coordinate with legal teams on finance-related documentation including term sheets, loan agreements, consent terms, and security creation.

- Support due diligence and title review processes from a financial and lender perspective.

5. Management - Strategic Support:

- Assist senior management in financial evaluation of new projects, redevelopment proposals, joint ventures, and funding options.

- Provide financial inputs for board notes, management decisions, and risk assessments.

- Support internal teams on finance-related policies, procedures, and controls.
