ALTInvest - Investment Analyst/Associate - ALT Credit

Responsibilities:

Deal Evaluation & Underwriting

1. Assist in evaluating real estate-backed investment proposals.

2. Perform financial analysis and prepare robust cash flow models to assess viability and repayment capacity.

3. Analyse promoter track record, project approvals, and security cover.

Due Diligence & Documentation Coordination

1. Coordinate legal, technical, and financial due diligence with third-party advisors.

2. Review and summarize key findings from diligence reports.

3. Support investment team in risk identification and mitigation strategies.

4. Liaise with legal counsel on transaction documentation - term sheets, debenture deeds, mortgage documents.

Investment Committee Support

1. Prepare investment notes and asset management memos for Investment Committee as well as investors.

Portfolio Monitoring

1. Track performance of active investments including project progress, sales and collections MIS, and covenant compliance.

Others:

1. Study and monitor market trends regularly to find new investment opportunities.

2. Work closely with Sales, Marketing, Product, Tech and Operations teams for launching and funding a new investment strategy/product.

3. Stay abreast of regulatory updates and changes in the financial advisory industry, including but not limited to the PMS and IA regulations.

Criteria:

- At least a bachelor's degree from Tier-1 colleges with top academic credentials or CA (1st or 2nd attempt only). An MBA from Tier-1 colleges is a definite plus.

- 2-3 years of real estate investment experience or experience in corporate finance, investment banking, financial due diligence (Big 4 accounting firms).

- Strong quantitative skills including MS Excel and strong presentation skills (MS PowerPoint).

- Attention to detail with strong written and oral communication skills.

- Motivated, proactive, hard worker willing to put requisite hours to get the job done.

- Comfortable with working in a dynamic environment with multiple stakeholders.
