Investment Research
- Conduct fundamental research on listed REITs, listed InvITs, and privately placed InvITs and real estate developers.
- Evaluate investment opportunities across commercial and residential real estate, infrastructure, transportation, renewable energy, utilities, logistics, and related sectors.
- Analyse quarterly results, investor presentations, annual reports, credit rating reports, and regulatory filings.
- Monitor operating metrics including occupancy, leasing, rentals, distributions, cash flows, leverage, project performance, and capital allocation.
- Track macroeconomic developments, interest rates, regulatory changes, and industry trends impacting the sector.
- Prepare investment notes with clear recommendations supported by data and valuation.
- Develop DCF, NAV, sum-of-the-parts (SOTP), dividend discount, and relative valuation models and sensitivity and scenario analysis.
- Analyse debt structures, refinancing risks, interest rate sensitivity, and capital allocation.
Portfolio Monitoring
- Track portfolio companies on a daily basis.
- Monitor valuations, NAVs, distribution yields, spreads, and relative performance.
- Identify portfolio risks and emerging investment opportunities.
- Maintain investment dashboards and key performance indicators.
Industry & Regulatory Research
- Track developments across SEBI, RBI, Ministry of Finance, NHAI, Power Grid, Ministry of Power, and other relevant authorities.
- Analyse changes in REIT and InvIT regulations, taxation, and market structure.
- Conduct thematic research on infrastructure and commercial real estate.
Company Interactions
- Participate in earnings calls, analyst meetings, site visits, and management interactions.
- Prepare discussion notes and key takeaways.
- Build relationships with company management teams, industry experts, and sell-side analysts.
Other Responsibilities
Assist in preparing:
- Quarterly investor letters &Monthly portfolio updates
- Market commentaries & Research reports
- Presentation materials & Thought leadership articles
- Co-ordinate with all stakeholders in launching new products/strategies.
Criteria:
- At least a bachelor's degree from Tier-1 colleges with top academic credentials; CFA / CA First Attempt / MBA from Tier-1 colleges is a plus.
- At least 1- 3 years of equity investment/research experience.
- Strong quantitative and presentation skills including MS Excel and MS PowerPoint.
- Attention to detail with strong written and oral communication skills.
- Motivated, proactive, hard worker willing to put in all hours to get the job done.
- Comfortable with working in a start-up in a dynamic environment.
