Job Description:
Position: Business Development Head
Function: Business Development / Strategy
Industry: Real Estate
Reporting to: Director / Business Head
Role Purpose:
The Business Development Head will be responsible for driving the company's growth strategy through identification, evaluation, negotiation, and closure of high-value real estate opportunities including land acquisitions, development management contracts, joint developments (JDAs), and joint ventures (JVs). The role requires a strong market network, deep commercial acumen, and the ability to structure complex deals that create long-term value.
Key Responsibilities:
Strategy & Growth:
- Define and execute the BD strategy aligned with the organization's growth plans.
- Identify high-potential micro-markets for expansion and recommend portfolio growth opportunities.
- Track market trends, competitor activity, regulatory changes, and emerging investment models.
Land Acquisition & Deal Sourcing:
- Source strategic land parcels and redevelopment opportunities across key geographies.
- Build strong relationships with landowners, brokers, investors, institutional funds, and key ecosystem partners.
- Evaluate technical, legal, financial, and regulatory feasibility of opportunities.
Joint Development & Joint Ventures:
- Structure and negotiate Joint Development Agreements (JDAs), Joint Ventures (JVs), Development Management (DM) contracts, and other partnership models.
- Lead commercial negotiations including revenue share, area share, exit clauses, risk allocation, and control mechanisms.
- Work closely with legal teams on term sheets, MoUs, and final agreements.
Financial & Commercial Evaluation:
- Lead deal feasibility including IRR, ROI, cash flow modeling, project viability, and risk analysis.
- Ensure all opportunities meet internal investment benchmarks.
- Present investment proposals to the management / investment committee.
Stakeholder Management:
- Act as the face of the organization for external partners, landowners, consultants, and investors.
- Coordinate with internal stakeholders - Legal, Finance, Projects, CRM, Sales, and Marketing - for smooth deal closure and execution handover.
- Build long-term strategic alliances.
Team Leadership:
- Build, mentor, and manage a high-performing BD team.
- Establish strong governance, documentation, and deal-tracking processes.
Key Skills & Competencies:
- Strong expertise in land acquisition, redevelopment, JD/JV structuring, and deal closure
- Excellent negotiation, influencing, and stakeholder management skills
- Deep understanding of real estate financial models and feasibility analysis
- Strong market network (landowners, brokers, consultants, investors)
- Strategic mindset with execution focus
- High commercial and legal awareness
- Strong presentation and communication skills
Desired Candidate Profile:
- 15-20+ years of experience in Business Development within real estate
- Proven track record of closing high-value deals (land, JD, JV, DM models)
- Experience with reputed real estate developers is strongly preferred
- MBA / CA / Finance or Real Estate qualification preferred
- Exposure to Mumbai / MMR / key metro markets is an advantage
