Supervise sales engagement with the customers and monitor customer impacting work of operations, design and marketing team to ensure superior customer experience at site - Regularly inspect the model apartment & site office for regular housekeeping & upkeep - Ensure customer is diligently attended to at the gallery & experience centre - Monitor maintenance of customer service standards and query resolution - Ensure planned activations are handled in the right manner - Work with the marketing, design & operations team to create the right customer experience at the site - Ensure best quality customer handling at site and high walk-ins to booking ratio - Ensure availability of Manpower at site as per the need 2. Scout for opportunities & avenues for lead generation and methodically tap these to generate leads & sales - Prepare a calendar of events for the site sales team to generate leads - Analyse sales & marketing data to find potential opportunities & sources for real estate sales & create alternate sources of leads for the project - Plan & set-up engagement & activities to generate leads from the identified alternate sources - Generate sales through customer referrals 3. Review the sales team performance and explore sales improvement initiatives to achieve the sales targets for the project - Conduct sales review meetings with the sales team on a periodic basis - Provide offers and options (post proper approvals) for customer retention - Prepare the proposal for running offers along with the related impact on sales - Handle the leads generated from cross sales CPs 4. Track Channel partner productivity, identify improvement opportunities and ensure all training support is extended to the CP for improving productivity - Work with the CPs low on actives index and help them improve the specific chosen parameters - Coordinate with marketing team to provide requisite support to the sales team / channel partners - Ensure team trainings of channel partners are done at site with Birla way of working and explanation of rules and procedures 5. Monitor and conduct periodic quality checks to ensure compliance to the sales processes by the sales team - Ensure leads are correctly mapped to the source to track lead generation effectiveness - Track TAT and check for completeness of the documentation for customers - Ensure customer is mapped to the right source to avoid any disputes on account of associated pay-outs - Ensure proper tagging and lead protection for CPs - Maintain data to handle the conflicts efficiently 6. Manage the site sales team to improve upon their capabilities, productivity and comply with the organisation's people processes as per stipulated timelines - Complete the all the people processes like goal setting, appraisal, competency assessments etc. on time and fairly - Plan for building & improving team member capability through structured IDPs and coaching - Monitor and coach the team members for improved productivity and effectiveness 7. Gather market information and share the insights and MIS as per formats at the agreed frequency - Gather information about the market and competition as per the agreed formats - Prepare weekly / monthly MIS and submit as per schedule - Gather & collate product, amenity and brand insights from customers & channel partners and share with all concerned - Prepare review presentation & data for the periodic reviews & act on & track action on the feedback received 8. Oversee the completion of booking formalities to ensure that the all processes are complied with and booking amount is collected on time - Ensure timely login of bookings in system - Maintain booking MIS on regular basis - Ensure completion of KYC's & proper application
