Job Description :
Role : Manager / Senior Manager - Finance, Taxation & Compliance (Real Estate)
The ideal candidate will have extensive hands-on experience within the real estate sector, deeply understanding its unique revenue recognition models, tax structures, and regulatory frameworks. You will play a pivotal role in ensuring absolute financial integrity, mitigating tax risks, and keeping the organization fully aligned with evolving RERA guidelines.
Key Responsibilities :
1. RERA Compliance & Management :
- Registration & Maintenance : Oversee the end-to-end RERA registration process for new projects and ensure timely updates of quarterly progress reports (QPR) on the RERA portal.
- Fund Management & Certification : Manage the designated 70% escrow accounts strictly in compliance with RERA norms. Review and issue/coordinate CA certificates (Form 3) for withdrawal of funds based on construction spend.
- Risk Mitigation : Stay updated on RERA judgments and amendments to advise management on operational compliance, minimizing the risk of penalties or litigation.
2. Taxation (Direct & Indirect) :
- GST in Real Estate : Oversee complex GST compliance specific to real estate, including Input Tax Credit (ITC) optimization, reverse charge mechanisms (RCM), and tax implications on joint development agreements (JDAs) or landlord shares.
- Direct Tax & TDS : Manage corporate income tax filing, advance tax computations, and deferred tax assessments. Ensure meticulous compliance with TDS/TCS provisions, particularly Section 194-IA (TDS on transfer of immovable property).
- Assessments & Litigations : Represent the company before tax authorities for assessments, appeals, and audits. Coordinate with external legal counsel and tax consultants when necessary.
3. Finalization of Accounts & Financial Reporting :
- Books Finalization : Lead the monthly, quarterly, and annual finalization of standalone and consolidated financial statements in accordance with Ind AS (specifically Ind AS 115 for revenue from contracts with customers).
- Audit Management : Act as the primary point of contact for statutory, internal, and tax auditors. Ensure smooth audit closure with zero major qualifications.
- Component Costing : Work closely with the project site teams to review project cost sheets, budgeted vs. actual spends, and percentage-of-completion calculations.
Candidate Profile & Qualifications :
- Education : Qualified Chartered Accountant (CA) is mandatory.
- Experience : 5 to 10 years of post-qualification experience, with a mandatory minimum of 3-5 years directly within a real estate development company or a major consulting firm handling prominent real estate clientele.
- Technical Deep Competence : Thorough working knowledge of RERA acts and state-specific rules.
- Expertise in Ind AS 115 (Revenue Recognition for Real Estate) and real estate GST structures.
- Proficiency in ERP systems (like SAP, Oracle, or specialized real estate ERPs like Farvision/StrategicERP).
- Soft Skills : Strong leadership qualities, exceptional analytical skills, and the ability to articulate complex financial/legal risks clearly to non-finance stakeholders.
