About the role :

The Market & Competitor Analyst will be responsible for analyzing market trends, competitor activities, and industry shifts in both the commercial real estate sector & flex workspaces. The role involves data gathering, research, financial analysis, and strategic insights to help the company in making informed supply based and pricing decisions.

Key Responsibilities:

Market Research & Industry Analysis

- Conduct in-depth market research on commercial real estate trends, office space demand, workspace solution demands and investment patterns.

- Monitor supply-demand dynamics. Assess rental trends, CAP rates, lease structures, and revenue models in CRE

- Identify growth opportunities in emerging CRE segments like managed - aggregation model, franchise / asset light models and PropTech.

Competitor Intelligence & Benchmarking

- Track and analyze pricing strategies, expansion plans, and occupancy trends of leading CRE players.

- Develop benchmarking reports comparing key performance indicators (KPIs) such as rental yield, vacancy rates, and leasing velocity for target markets as per the network plan

- Evaluate market positioning, service offerings, and differentiation strategies of competitors.

Experience & Skills:

- 3-5 years of experience in market research, competitor analysis or commercial real estate consulting.

- Understanding of office leasing - conventional and flex

- Experience using data analytics tools like Excel, Power BI, Tableau, or SQL

Preferred Background:

- Prior experience in real estate consulting firms

- Exposure to flexible workspaces, coworking, and PropTech trends.

- Or strong product and research analyst

- Reporting - To Revenue Manager / Commercial Head
