Welspun - Financial Analyst

Essential Duties/Responsibilities:

Associate - Asset management should be able to work with financial concepts and perform financial analysis including ROI, IRR, discounted cash flow modeling (DCF), and ratio analysis. Regular updates on regulatory changes impacting the real estate/warehousing industry. Support the business and development team with inputs that are in line with business plan approved by IC/MC and other approvals by management.

Key Result Areas:

- Keeping a track on revenues, lease expiries, margins, risks factors, and effective negotiations

- Financial and operational updates for the management and other stake holders

- Prepare and maintain annual business plans for review, strategy discussions with various stake holders

- Work with financial concepts and perform financial analysis including ROI, IRR, and discounted cash flow modeling

- Monitoring income and expenditure of the asset, as well as billing and collections.

- Prepare quantitative analysis of asset business plans

- Assist in the presentation of investment reviews to senior management

- Maintaining the rent rolls and keeping respective stakeholders/management informed on average rentals, occupancy rates, and lease expiration dates et cetera

- Identify areas of financial and operational improvements and flag risks

- Responsible for reviewing/preparing the annual budgets, tracking budget vs actual and escalating concerns to senior management when required

- Preparing and updating from time-to-time detailed asset management business plan/financial model for the deal along with leasing and development team

- Working with development team and finance and accounts team to prepare a 12M cash flow look ahead plan

- Participate in the monitoring and management of the investments and partnerships through periodic reviews

- Support in execution of strategic initiatives
