Core Responsibilities : The Associate, Infrastructure and Business Development will play a significant role in executing on the company's social and urban infrastructure investment strategy. He / she will : - Assume day-to-day responsibility for the leading the company's social and urban infrastructure investment strategy, working under the direction of senior management and in collaboration with the investment & development management teams - Manage the company's social and urban infrastructure and PPP investment pipeline, building and fostering relationships with relevant industry participants including advisors and government authorities - Lead industry and market research to help identify target markets and industries, working with primary and secondary data sources as required - Source and evaluate various infrastructure and PPP investment opportunities, including preparation of feasibility studies consisting of market studies, revenue projections, capital cost budgets, pro-forma operating statements, valuation studies etc. - Carry out detailed investment analysis including dynamic, multi-scenario financial models with sensitivity tables and distribution waterfalls - Prepare investment committee materials, combining in-depth qualitative and quantitative assessment of target investments - Work with senior management to identify potential strategic partners (both domestic and foreign), including operating partners, capital partners etc and prepare detailed business proposals for this purpose - Transaction management for selected opportunities, including due diligence, financial modelling, documentation and interaction with relevant counterparties - Coordinate and collaborate across internal functional groups and external consultants in carrying out their respective responsibilities, escalating calls / meetings with senior stakeholders when required - Keep abreast of global trends and developments in infrastructure and real assets, development finance, impact investing and related areas, and share these findings with the wider investment team Qualifications / Experience Required : - MBA or Master's degree in real estate, engineering, urban planning or economics (or a similar relevant qualification) - 5 - 7 years' relevant experience in project finance and/or infrastructure and real asset classes in India, ideally with 2 or more years- experience working on the buy-side - Proven track record in contributing to infrastructure investments highlighting experience across business areas, including strategy, financial analysis, project finance, government liaison, and negotiations - International exposure either through education or work experience preferable - Experience working with junior- and senior-level stakeholders, and collaborating across functions - Strong written and verbal communication, negotiation, and presentation skills - Strong quantitative skills and understanding of investment / valuation principles - Expert knowledge of MS Office applications (Word, Excel, PowerPoint etc.) - Experience working with large data sets and data visualization tools (e.g. Tableau, Power BI etc.) - Good knowledge of India's infrastructure and real assets industries from a strategic business development perspective Preferred Qualities : - Excellent time management and organizational skills - Capable of performing well under pressure and meeting deadlines - Ability to act and operate independently with minimal daily direction - Ability to relate well to others, build effective relationships across functions and levels - Ability to take ownership of complex situations involving limited information or uncertain outcomes - Ability to identify and resolve problems and develop alternative solutions in a timely manner
