Looking for Vertical Head - Corporate Real Estate Leasing - Financial Services - Mumbai

- Oversee and manage the corporate real estate portfolio of the company, both, strategically and operationally.

- CRE is approx. Rs. 140 Crores annual spend (approx. 47% of overall opex portfolio) and therefore this position plays a pivotal role in bringing in effective cost and real estate strategies for deriving long term value for the organization.

- Chalk out effective CRE strategies (incl sourcing and exit of premises) including frequent engagement with landlords.

- Proactive approach in ensuring timely renewal, shifting, and opening of new branches.

- Research, analyse, benchmark and publish rental trends of offices vis- vis BFSI / market trends with peers in various micro markets.

- Negotiate high value rental branches and ensure rental spend is in the forecasted budget.

- Always guide the PAN India I&S team on the CRE SOP / Process including legal due diligence.

- Ensure timely support to PAN India I&S team for new and existing property related matters.

- Oversee timely rental and GST returns of landlords.

- Preparation and Issuance of LOI, agreements and exit notices and maintain a repository at the respective locations and at HO

Carry out property visits mainly the high-ticket value i.e. =/> Rs.50,000/- p.m. rent

- Automate the property portfolio of the organization and ensure timely update of property records including commercials etc.

- Preparing and monitoring of Rental Budget on a periodic basis

- Prepare Cash flow analysis in all cases (especially shifting decisions)
