Land Acquisition :

- Identify the land parcels and facilitate its acquisition which includes Private Land, Public tenders issued by banks, DRT, etc, private tenders issued by societies and Government auctions

- Coordinate with the authorities like Revenue department, Labour department, Coastal Regulatory Zone, MHADA, MMRDA, Urban Development, etc. for Land Acquisition formalities :

- Coordinate between the Company, statutory authority & Sellers to ensure swift & efficient closure of Deal Project Feasibility Analysis

- Prepare a Project Financial Feasibility study which involves the calculation of project IRR and cash flow analysis.

- Conduct a preliminary feasibility study consisting of financial and technical aspects for every project at the inception stage as per the Preliminary Review Sheet which involves:

- Coordination and collation of data from the concerned department

- Preparation of the Project Review Note based on the Preliminary Review such that it facilitates decision making for the top management.

- Conduct a detailed feasibility study for short-listed project as per the Detailed Project

Evaluation Proposal which involves :

- Coordination and collation of data from the concerned department

- Preparation of Executive Summary based on the detailed analysis of parameters in the project evaluation

- Presentation of the report to management

- Private & Confidential-For Internal Circulation Only

- In case of projects determined non-viable, document reasons for the same along with the points discussed with management for non-acceptance.

- Ensure documentation of all the projects won as well as opportunity lost.

- In case of opportunity lost, ensure that such projects are documented along with reasons for the same as learning for future deals.

- Conduct project feasibility analysis for all the ongoing projects at stipulated project stages or timelines.

Other Responsibilities :

- Preparation of Monetary Compensation worksheet

- Preparation of Presentation to the Society/tenants/owner

- Any other task assigned or delegated

- Interact with society members/tenants as may be required.

- Maintain rapport with the various officials and authorities.

MIS Reports :

- List of projects Screened

- List of Projects won

- List of opportunities lost

- Project Status Report
