Job Title: Sr. Manager - Legal Department / Division - Legal External Interface (Enlist external agencies/authorities that you are required to deal with while discharging your duty): - Government/ regulatory bodies - External legal counsel - Clients (Retail/Commercial Tenants) - Contractors/vendors Minimum Qualification (i.e education, training etc.): - Graduate / Post Graduate in Law from a reputed institute - Qualified Solicitor Minimum Experience: - 8-12 years of total experience, preferably in drafting of commercial agreements Special Skills/Attributes: (required for performing the job effectively) - In-depth understanding of drafting agreements like Development, Sale, Lease, Leave & License etc - Statutory/ Regulatory Compliance Management - Should have the knowledge of leasing administration process Overall Purpose/Objective: Of the job Responsible for supporting the leasing/Marketing/center operation teams on legal and regulatory matters related to the project/center, driving total compliance with relevant legal norms/ framework; drafting all contracts/ agreement and ensuring safe custody of legal documents Key Responsibilities: (List major responsibilities, that you have, to achieve the key objectives) - Provide the necessary support required by the Projects team during the negotiations with the contractors/vendors and also in dispute resolution - Ensure that the process of lease negotiations with all the licensees is carried out in timely manner - Ensure that the registration of the final agreement document is carried out as per statutory guidelines along with all the supporting documents. - Ensures safe custody of all the original copies of contracts/ agreements and are correctly signed by the respective authority - Prepare legal notices in case of any material breach of non-negotiable terms and conditions to the concerned party and provide assistance in any such cases from time to time - Prepare the termination notices to be issued to the retailers post termination decision by giving the requisite notice - Prepare all the service level agreements for outsourced agencies and the LOIs with all the necessary terms & conditions - Ensure that adequate assistance is provided to the RET and Operations team for the indemnity to be given by the retailers before the commencement of fit-outs
