Senior Executive - BD Description: Job Title Position: Sr.Executive /Lead BD- (Property Acquisitions & Expansion) Retail Experience: 5+ Yrs in ( Property Acquisition & Expansion preferably in Retail )Infra CTC: Best in the Industry Location: Mumbai Job Description: - Ensure adherence to lat longs and scout the properties accordingly with all the technical aspect covering within the site. - Liaise with various real estate agents from time to time to source the properties for Instamart Retail / Dark Stores/Hubs - Conduct analysis of rentals in the given area and ensure that sourced property rentals are lesser/ at par with market rates when finalizing properties. - Screen all the property documents before shortlisting and proposing the property. - Collect Do the first round of check for all the paper work and documentation for a new kitchen property before sending it to the legal team for due diligence - Ensure prompt responses to queries/concerns raised by the legal team there-by clearing doubts and providing additional documents if required. - To ensure all agreements are registered within 15 days of signing the location - To keep a track on all licenses required for all kitchens and maintain a data base and constantly follow up with the landlords for the required documents which are mandatory for the licenses. - Check the lease deed agreements and ensure all the details mentioned in the term sheets are captured before getting it signed. - Liaising between landlords and Projects team to ensure construction process happens smoothly - Regular meeting with the landlords to ensure a healthy working relationship. Addressing their concerns to the different departments (project/ Finance/ Facilities etc.) so that operations are not hampered. - Help and support the core facility team to ensure all the facilities vendors like DG,Gas Vendor, Security & Housekeeping are sourced and approved. - Visit kitchens on regular basis and check on aspects like asset handling ,property management and brief the facility executive accordingly. - Ensure project team on LL (landlords) scope of works completion within the agreed timelines and continue supporting the project team in all aspects till the project completion. - Ensure support to maintenance in terms of addressing the issues arising out of running kitchens and seeking the help from Project/ maintenance/ facilities to resolve the concerns on priority. Required experience and skills: Education Qualification: Any Graduate/PG Experience: Minimum 3-7 years of experience in the Real estate acquisition and leasing roles - Understanding real estate in the assigned city - Knowledge of marketing trends in real estate - Contacts and connections with property developers/ mall developers - Knowledge of local applicable rules & regulations - Knowledge on Property related documents and licenses - Knowledge of presenting case studies for acceptance/ rejection of properties For your candidature to be considered on this job, you need to apply necessarily on the company's redirected page of this job.
