Tenant & lease management :
- Support marketing and leasing of properties
- Responsible for overall tenant and lease management for all existing and future commercial properties
- Manage all tenant relationships and be the single point contact for tenant related issues
- Ensure through subordinates that adequate investigation of damages, accidents, or any other issues in leased properties are conducted and reported
- Identify leads, manage brokers and international property consultants
Account receivables and revenue generation:
- Monitor overall accounts receivables from all leased retail and office properties
- Assume overall responsibility for revenue generation from properties, other than lease rental incomes
- Prepare and submit lease revenue projections, tenant complaints and issues related to lease management, through subordinates to senior management
- Ensure lease rental collections are as per plan and the same is adequately banked as per policies
- Responsible for strategizing, planning and preparing business cases for various lease models, that could increase effective yields from property under management
Pre-Acquisition support:
- Responsible for supporting business development and assisting Man-Com in property evaluation, revenue projections and conducting market research prior to property or land acquisition
- Proactively support business development initiatives in identifying and researching potential of properties and locations with respect to property development and commercial leasing
- Support the leasing process and be part of the contract formulation team by providing risk management service
- Evaluate and determine the cost-effectiveness of plans, repairs, and changes, during the life cycle of properties
Stakeholder management and support :
- Ensure adequate coordination is provided to sales/ marketing/ and leasing efforts, through appropriate and timely interaction with functional process owners
- Resolve issues related to construction, repairs, tenant relocation due to repairs, in association with other functional heads, and external consultants as required
- Responsible for determining requirement and supporting activities and personnel to acquire necessary permits and licenses, for the smooth functioning of leased premises
- Review contracts and negotiate revisions, changes and additions to contractual agreements with tenants as per lease renewal policies, working as a advisor to Sales & marketing Team
- Develop relationships with local/ national and international property consultants
- Provide requisite reports and data as per defined processes of the organization
People Management:
- Assume overall responsibility for performance management of asset management group
- Recruit, train, assess, coach and develop immediate reporting staff
Desired candidate will have:
- 5-6 years of experience in dealing with International Property Consultants (IPC) or experience with a leading real estate developer based out of Mumbai markets
- In-depth knowledge of Real estate property development and management
Desired candidate will be
- Graduate in any discipline preferably engineering & construction with MBA/PGDM in Finance/Marketing
- Core experience in Real estate marketing/ commercial property management
- 10+ years of experience with minimum of 2 years in similar role or property/facility management functions in property leasing, tenant representation and/or property management functions
