Roles and Responsibilities:   - To ensure compliance with policies and procedures on an ongoing basis. Any suspicious transaction to be immediately reported to the Foreclosure Manager  - Monitor and control Delinquency and Credit losses for Mortgage accounts  - Ensure Monthly recovery and releases   - Regular updation of CACS; to ensure 100% CACS updates on each account  - Ensure that all the accounts are managed in a manner so that   - TATs are met as per Foreclosure process manual  - Control on quality of approvals  - Continuous feedback given to the local Credit/Collections/CLPU  - Control processing cost within budget  - Ensure documentation of Foreclosure files as per checklist  - Timely assignment of Foreclosure accounts to Advocates for immediate actions under SARFAESI  - Ensure to resolve the accounts not only through legal but giving right options/negotiations depend on customer to customer.  - Maintain stock of property as per Foreclosure process manual  - Periodic Asset verifications reports to be maintained.  - Conduct periodic reconciliation of receipt books with deposit slips.  - Ensure updation of database for account holder's change of addresses  - Supervise and develop the team in a manner to enable them to take on higher responsibilities  - Ensure follow-up on all Sec 138 accounts actioned under SARFAESI to put additional pressure on customers  - Identification of NON WORKABLE accounts and to intimate FCU as per process.  - Ensure to have approvals on record for Foreclosure cases handled by collections.  - Assist Fraud Control unit in investigation  - Prepare justification summary for each Settled/Private treaty/Auctioned/Closed Account  - Continuously review portfolio and collection reports to hotlist potential delinquent accounts  - Liaison with Advocates/Legal/Law Enforcing Authorities/Judicial Authorities for speedy recovery process  - Proper Negotiation directly with higher delinquent account holders and close the account to minimise losses  - Ensure compliance in all respects  - Exercise adequate control on Advocates/other agencies  - Review of Advocate profile before recruitment  - Monthly Audit/ND  Qualifications and skills:   - Preferably - Post Graduate with over 7-8 years of experience in Secured Lending Collection activity with a minimum of over 4 years in managing Foreclosure activities  - Recovery laws and procedures applicable/DRT/SARFAESI/CIVIL and other Courts.  - Previous experience of interaction with Solicitors, Advocates, Lawyers and Judicial authorities  - Healthy Portfolio and Timely Recoveries.  - Providing suggestion for improvement of Foreclosure process.  Internal :   - Internal departments  - Collection /CLPU/CREDIT; Interaction with these departments for joint initiatives and deliverables.  - Fraud Control Unit for investigation  - Sales/Service Managers for Business Council purposes.  - Credit Policy for Portfolio quality feedback  External :   - Lawyers, Police and Judicial Authorities  - Possession agencies  - Auctioneers  Understanding customer profile through scrutiny of customers file and related collateral.  To achieve targeted results through interface with internal customers (CLPU, LEGAL etc) and external customers (Judicial authorities etc).
