Senior Role - Interiors - Real Estate

Job Description :

Provide inputs to the architecture team on interior design aspects of the project

- Receive the interim interior drawings from the architecture team

- Provide inputs on the specific materials that can be used for interiors and in what manner

- Assist the architecture team in finalizing technical specifications for the material

Direct the procedure development of execution of various interior aspects and ensure documentation and upkeep of the same

- Assist the site office in understanding the specifications by creating mock ups

- Devise procedures by which the interiors can be developed in the most time and cost efficient manner

Advise the project team on areas in execution that require specific assistance

- Detail interior aspects based on site conditions

- Provide modifications to existing drawings and coordinate with architecture for revised drawings

Oversee the final finish of the property before handover

- Liaise With the facility team before handover to check all interior and finishing related details

- Create the snag list pointing out the irregularities and ensure action on the same

Stay abreast of the latest developments in interior design materials as well as technologies

- Survey the market on an ongoing basis for new materials

- Attend various exhibitions and assess new materials

- Create relationships with the vendors for all interior material

Perform the role of a people manager for the department

- Manage and support recruitment, set KRA's for direct reports, monitor overall department KRA's, conduct performance appraisal, Ensure technical skill upgradation through internal trainings, seminars etc

- Oversee staff deployment and drive motivation levels of the team, monitor staff welfare and facilitate complaint resolution, manage efficiency levels and drive timely delivery of all operational targets

Secondary:

Ensure strong ongoing relationships with key interior contractors

- Spearhead ID work for show apartments/ bench work/ mock-ups across various projects. Critical ID works like lobbies/ clubhouse etc.

Assist the billing team in liaisoning with various interior contractors

- Create and circulate the BOQs to various contractors with the help of the billing team

Ensure selection of appropriate vendors through an evaluation of the various responses to the tenders

- Provide HOD with recommendations on selection of vendors

- Liaise with the contract team for appropriate contracting

- Assist the QA/QC head I establishing QA/QC procedures/ Assist Safety Head.

Qualifications - B.E.(Civil)/ B.Arch

Technical Skills

- Knowledge of interior execution materials and procedures

- Knowledge of vendors and contractors that provide interior materials and services
