Functional Role&nbsp; Handover Management &amp; Facility Management : a) Technically sound to handle Facility management activities, statutory payments like Property tax, Electricity and water charges as per timelines, maintenance bills and collects dues from Societies, monthly corpus fund interest cheque to Apex Body b) Tracks project milestone (construction status, etc) for updating the customers &amp; internal stakeholders c) Vendor Management (FM &amp; Snagging vendors) d) Society Formation - Assists and organizes the formation of Society/Federation, Enforces the rules and regulation for maintenance of Society- construction working hours, Generates all documents related to society formation, Conduct GBM. f) Documentation (Customer &amp; Society) Coordinates with customers, registrar, legal team to finalize the registration process, sales deeds. Provides required documents to the customer, Ensures timely filing of documents Financial : a) Maintenance of accounts for all Facilities of GPL, and to supervise the work of indirect reports b) Coordinates with Accounts and Marketing for reconciliation of corpus fund collected from society members to place in Fixed Deposits c) Maintains books of Accounts for the society corpus fund to ensure smooth hand-over upon project completion - Conducts annual audits of accounts - Prepares monthly TDS statement Customer Centricity : Superior Communication is must a) Owner of Net Promoter score for 1) Handover process &amp; 2) Post Handover till DLP period b) Should proactively advocate customer's voice &amp; drive internal resolutions || Expert in handling customer Grievance, Escalated customer Issues/Queries/Snags b) Should be able to handle customer gatherings during regular events &amp; customer meetings &nbsp; Process : a) Complies with company defined guidelines and processes b) Adheres to project timelines c) Identifies processes/procedures in own work area that need improvement d) Recommends process improvement ideas to streamline efficiency/costs/productivity e) Undertakes process improvement activities in own work area People Management and Development : a) Lead team to ensure function is performing to desired output with good employee engagement. b) Identifies self-development needs, Takes concrete steps to pursue self-development through training, education, projects etc. Working Relationships : Interface with internal &amp; External stakeholders- Liaison, Legal, Finance, Sales, Design || Customers, Vendors, Contractors, Authorities, Advocates, Consultants
