Senior General Manager Property Solution/Facilities Management-P&L Residential The incumbent is responsible for 1) Transitioning the FM operations into a profit Center and achieve targeted top line and bottom line performances. 2) Strategizing and Implementing to Create Joy for our customers through great living experience measured through Post Possession NPS 3) Redefining critical processes like Infra Management, Resident Engagement &amp; community building, Society formation, and robust governance model 4) Critical strategies for A) Partner management, B) quality improvement program with the help of CQRA audits, C) Sustainability initiatives. And D) Capability building through training and expert support 1) Dimensions 1. People related&nbsp; a)Will be influencing the zonal / regional FM heads b) Will be coordinating &amp; influencing senior stake holders like zonal / regional CC heads, HO Operations team, HO design team and HO quality teams. c) Will have direct reportees to assist living experience improvement initiatives &amp; 3rd party quality audit execution. d) Will also have national Service delivery heads of strategic FM partners assisting for FM implementation 2. Financial&nbsp; A)Transitioning the FM operations into a profit center and creating the financial model for the same. B) The financial value of the FM strategic partnership contract for FY21 is estimated to be around INR 15 Cr and Quality Audit contract will be INR 1.5 Cr 3. Geography - PAN India&nbsp; Responsibility&nbsp; Area Key Activities 1. Transitioning FM operations into a Profit Center - Identify key milestones to achieve the independent profit center model for FM and make action plan to achieve the same. - Strategize to achieve targeted performance for revenue and profits. 2. Post Possession Customer experience&nbsp; - Strategize for post possession customer experience improvement and creating Joy for our customers - Make FM partners to drive NPS improvement - Strategize Customer engagement - Community building 3. Critical Process owner - Residents living experience and creating vibrant community - Snagging and acceptance / transition of flats and common amenities, - Management of collection and expenses of Common Area Maintenance charges (CAM Charges), Society formation - Handover of entire responsibility including facilitating DOD to the residents society. 4. Partner Management - Set the right SLA with Partners and establish right expectations from them and their teams - Establish an effective governance system to monitor partner performance across projects. - Drive digital mode of customer interaction management by partners 5. Quality - Own and drive meticulous implementation of snagging of flats and common facilities process to ensure &gt; 80% hand over NPS - Drive minimizing the Gap between Promise Vs Delivery at the time of hand over. - Create interlock process to achieve timely and quality resolution from projects team for post possession issues - Use post possession experience , VOCs, and insights to influence the design / construction quality for future projects 6. Expert support - As an expert create processes which will prevent crisis - In the event of any crisis , provide on ground support to regions to mitigate the same - Spread learnings across projects&nbsp;
