Role Description - We are looking for an - Associate - Investments- for our Developer Finance vertical. - This is a client facing role and the candidate will be interfacing with Real Estate Developers, Financial Institutions, Due Diligence Consultants on a daily basis. - You will report to the Vertical Head and will work very closely with the founding team in the initial few years. - As part of the core team, you will also be involved in various strategic decisions of the firm. What are we looking for in the candidate? - Driven, entrepreneurial with a desire to learn and deliver on-time results - 2-4 years relevant experience in areas such as Private Equity / Credit (or other real estate investing / credit role), Capital Markets or Investment Banking - Strong financial modelling, analytical & excel skills; ability to form independent thesis on investment opportunities - Strong communication & presentation skills; ability to articulate thoughts clearly with simplicity in both written and oral communication - Good networking and people skills; presentable - Ability to understand and structure various kinds of credit & equity transactions is a plus - Knowledge of real estate markets, regulations, tax laws, etc. is a plus - Education qualification - MBA, CA, CFA is a plus What are the expectations from this role? - Understand the Project profile, Developer profile and the mandates of Financial Institutions in Real Estate - Prepare cash flow projections, analysis of sales MIS, micromarkets, comparable projects, debt-sustainability, Group level data, sensitivity analysis, etc. for Real Estate Investment & Lending transactions - run data checks and reconciliations, identify data inadequacies in the process. - Analyze real estate investment opportunities holistically and form an independent view - Prepare Investment Memorandum & other presentation material for circulation to Financial Institutions and other investors - Participate in and contribute to presentations to various Financial Institutions on specific transactions, markets, etc. - Assist the senior team members in advising Real Estate Developers on right financial solutions - Assist the team in structuring the transaction from tax efficiency and other aspects (in coordination with third party consultants) - Interface with third parties and operating partners to conduct due diligence on the transaction - title, technical, valuation, cost, market, financial, corporate, etc. - requires data sourcing, coordination between parties, follow up, risk assessment, etc. - Identify solutions to resolve the risks identified during due diligence process - Keep a close tab on markets, regulations, tax laws, etc. for impact on Real Estate - Develop your own independent network / channels for sourcing good quality transactions across the capital spectrum and across asset classes within real estate such as residential, commercial, retail, warehousing, datacentre, student housing, etc. - Brainstorm on ideas to expand the Developer Finance vertical What can you expect to gain from the role? - Experience of a lifetime to closely learn and understand Real Estate Markets - Opportunity to generate immense wealth for yourselves from the equity allocation - A good cash salary - Standard perks (health insurance, medical benefits etc.) Hiring Process 1.
