Job Title : Real Estate Manager

Job Purpose

- Achieve no. of store openings in the markets identified as per the business plan.

- This role targets to get the best location at the cheapest occupancy cost.

- Execute documentation of such properties.

I spend :

- 40% of time in negotiations and documentation.

- 20% of time in collecting market information on performance of key retail markets.

- 20% of time in networking with key people in the retail real estate industry.

- 20% co-ordination with internal and external parties for store fit-outs etc.

I know I have done a great job if :

- If I achieve the no. of store openings and in the Annual Operating plan as per business plan.

- Real Estate Head

- Business Heads

- Projects Outside function

- CEO

What is that I need to do:

- Internal

Plan and forecast store opening timelines and occupancy cost.

Fulfil store opening targets.

Achieve budgeted occupancy cost.

Complete internal approval process.

Ensuring the Annual Operating Plan is achieved.

- External

Secure retail spaces for existing and upcoming brands in the company portfolio.

Liaison with real estate consultants to scout for properties

Liaison with mall developers / owners to scout for properties.

Finalise commercials for each properties.

Liaison with lawyers for due diligence and documentation of the properties.

Network with key people from the real estate industry.

Capabilities :

- Good understanding of legal documentation and able to negotiate on the same.
