Real Estate Business Head - Industrial & Logistics Parks

Job Overview:

The group is a mid-size conglomerate based out of Chennai that has diverse interests in manufacturing sectors across steel, alcoholic beverages, pharmaceuticals and has newly established it's Industrial & Logistics Real Estate Division (warehousing). We are looking for a Business Head to lead this division.

- This position will report directly to the CEO of the overall group and work closely to drive projects of this new business unit. The candidate will be responsible for the the complete P&L, driving strategic goals and the leadership path for this role is for the candidate to grow into the CEO of this business unit in <5 years.

- The immediate goal is to develop 1 million square feet of Grade A industrial and warehousing assets within the next 3 years and grow to become South India's most trusted logistics real estate developer. This position is based in Chennai.

Qualifications:

- Prior experience in real estate/construction/warehousing is a must

- 5-10 years of work experience

- Well-versed to handle technical aspects of a construction project

- Ability to wear multiple hats across cross-functional areas

- Speaking Tamil is a plus

- A motivated self-starter with a strong entrepreneurial skills

- Adaptable, comfortable in interacting with senior stakeholders (incl. clients) and managing relationships

- Strong written, oral communication, and analytical skills

Roles & Responsibilities:

- This position is an intrapreneurial role that will responsible for end-to-end functioning of the business unit to drive execution and expansion of the business platform

- Single point of contact for driving operations and working with cross-functional teams across project management, site development, legal due diligence, finance, brand-building and leasing

- Overseeing development on the project from start to finish including project planning, material procurement and site development

- Collaborating with architects, contractors, engineers, government officials, and other stakeholders involved in the project

- Reviewing detailed timelines and plans for each phase of the project and managing the overall budget of the project

- Hire & supervise team of engineers at site

- Manage all business development activities to drive leasing such as establishing relationships with consultants such as JLL, Savills, CBRE etc, government investment bureaus, brand-building and marketing initiatives

- Work with the legal team to structure lease transactions and commercial due diligence

- Direct business planning efforts across all lines of functional area

- Conduct regular research on market and be updated with the latest in the industry

- Develop KPIs / dashboards to monitor, track and report business performance on a monthly basis

- Drive reporting systems, data-driven metrics, KPIs/dashboards and operational excellence
