QI Spine - Manager - Property Acquisition

Job Description:

1. Study potential locations for new clinic (store) development across India. Market mapping and lead generation about prospective property acquisition. Location and catchment mapping and analysis of new clinic locations.

2. Assist in the definition of project scope and objectives, involving all relevant internal stakeholders and ensuring technical feasibility.

3. Negotiating, Sourcing, acquiring, and finalizing properties in locations across India as per expansion strategy and AOP as set by management. Retail/ commercial property search management, coordinating with key partners like property developers, landlords, project consultants, property brokers, vendors, business associates.

4. Conduct financial analysis and technical feasibility of the site as per business requirement. Aid the management in effective decision making.

5. Negotiating final rentals, Landlord scope of works, any other requirements.

6. Work with legal team on all legal compliances, like due diligence, LOI, agreement signing, etc.

7. Achieve number of clinic openings in cities as identified per the business plan.

8. Track project performance, specifically to analyze the successful completion of short- and long-term goals aligned with operations.

9. Coordinate internal resources and third parties/vendors for the flawless execution of multiple projects
