Prozo - Director - Real Estate Team

As a part of the Real Estate team, you will play a vital role in prospecting, qualifying, and onboarding new real estate properties to support the company's expansion. The ideal candidate will be highly motivated, a self-starter, and would have a deep understanding of the real estate market, with a background in warehousing.

CTC Bracket - upto 22 LPA

Roles and Responsibilities :

1. Planning and Supply Management: Collaborate with the Business Development team to strategize and build short and long-term supply plans for Fulfillment Centers. Ensure a steady pipeline of potential properties to meet the company's growth objectives.

2. Property Identification and Finalization: Identify and evaluate new properties that align with the company's requirements. Work closely with the Business Development team to finalize suitable properties for further consideration.

3. Liaison and Negotiation: Establish strong relationships with landlords and real estate consultants. Skillfully negotiate lease terms and conditions to secure favorable agreements for the company.

4. Pipeline Development: Track upcoming real estate developments and maintain a comprehensive pipeline of potential locations. Regularly update the pipeline with new opportunities.

5. Market Mapping Survey: Conduct surveys to analyze and identify new potential locations for the company's expansion.

6. Legal Documentation: Complete and process all necessary legal documents and forms related to lease agreements with landlords, such as lease deeds, KYC, lease registration etc. Ensure accurate and timely completion of paperwork.

7. Internal Coordination: Act as a liaison between landlords and other internal departments, including the Finance, Legal, and Operations team. Facilitate smooth communication and collaboration.

8. Timely Agreements Closure: Work diligently to ensure timely closure of lease agreements with both internal legal team and landlords. Ensure all agreements are processed efficiently and are compliant.

9. Timely Handover of the Property and Maintenance of Property post closure: Ensure all pre and post handover works which are in the landlord's scope are completed. Also, ensure regular maintenance of the property post handover. Be the single point of contact for the operations team to ensure all major and minor maintenance works are completed by the landlord as per timelines.

Key Skills & Qualifications:

1. Bachelor's/Master's Degree in Business, Real Estate, or a related field.

2. Proven track record of meeting and exceeding determined targets.

3. Excellent written and verbal communication skills to effectively engage with clients and stakeholders.

4. Self-starter, Confident, Collaborative with pronounced decision making & problem solving skills along with ability to multitask.

5. Ability to think strategically, develop real estate solutions & deliver under challenging scenarios

6. Background in warehousing or experience in real estate related to warehousing is preferred.
