Project Head - Real Estate - Promoter Drive

KEY RESPONSIBILITIES:

- Responsible for start to end of the Execution of projects, Projects monitoring Engineering, contracts, Tendering, procurement, planning & budgeting, cost monitoring, product quality, safety, estimation, etc.

- Profile includes conceptualization, inputs for project design development, consistent value engineering, interface for approval Laisoning, execution of project within time and contractual parameters, closing contract, team building, customer relationship, etc.

- Execution including tendering, selection and management of Architects- Local/International, Consultants, Vendors and Co-ordination for project approvals with statutory authorities.

- Responsible to lead towards successful delivery on time and within cost.

- Tenant Relationship Management, Admin, Site and Facility Management, Scheming the Projects, Project Management, Execution, Legal Formalities for the Purchasers till handover.

- Assist the Senior Management in setting strategic goals, objectives, budgets, policies, and procedures to enhance its market share, profitability and return on investment.

FUNCTIONAL RESPONSIBILITIES:

PROJECT COSTING & DESIGN:

- Will finalize procurement, contracts, MEP, Quality which are central functions

- Provide inputs, review, revalidate & finalize Project Drawings as agreed by the Management with the Architecture team & consultants

- Define quality assurance & control norms and ensure adherence in all construction activities

- Responsible for planning, value engineering, innovation in execution, cost management, etc.

PROJECT EXECUTION:

- Drive end-to-end project execution for a large scale residential/commercial project, ensure seamless, timely, within cost & quality standards, by effective project management

- Verify detailed scope of work based on BOQ, quality levels & timelines as per project plan; finalize best possible contractual terms for Contractor Empanelment

- Monitor Procurement of Material & Equipment & adhere to agreed quality, quantity & schedule

- Will drive the project life cycle, from concept to customer hand over

- Project Plan based on inputs from business leadership; provide inputs to planning team w.r.t. activity level breakdown, timelines, project risks etc.

PROCESS:

- Drive continuous improvement, value engineering & innovation across all project operations

- Prepare risk mitigation strategies & action plan for each identified risk including credible backup options; implement & ensure adherence to the plan

- Define SOPs & ensure adherence for the entire Project operations

- Long term strategic operational planning

- Set comprehensive goals for performance and growth of the team

RELATIONSHIPS MANAGEMENT:

- Manage relationships with tenants/vendors/customers/management

- Manage relationships with Society Office Bearers & existing owners of the society redeveloped

The ideal candidate will also have:

- Strong project management skills to coordinate with diverse teams and meet project deadlines.

- Understanding of business functions such as HR, Compliances, Finance and Administration etc.

- Working knowledge of performance/operation metrics

- Working knowledge of IT/Business infrastructure and MS Office

- Excellent interpersonal and public speaking skills

- Aptitude in decision-making and problem-solving

- Willingness to accept change and adapt on the fly.

- Detail and result-oriented and strong follow-through is essential.

- Excellent communication and customer service skills are mandatory.

- Initiative and resourcefulness: ability to make things happen in creative ways despite a lack of resources.

- Strong people/client management skills; strong teamwork and team leadership skills; cooperative working style.

- Ambitious and goal oriented

- Committed to driving saving cost, increasing revenue and profitability.

- Positive and upbeat with a can-do attitude.

QUALIFICATION & EXPERIENCE:

- BE Civil with MBA or a Project Management Degree from reputed educational institution

- 15+ years of experience at with not less than 3 years senior level experience in Real Estate/Construction industry.
