Piramal Capital Housing Finance - Zonal Technical Manager - Small Developer Finance

Purpose of Job :

- The role will be a part of the Piramal Finance Wholesale Asset Management function.

- Conducting regular site visits

- Analyzing the costing and estimating balance cost to be incurred

- Preparing Portfolio Review report

Essential Qualifications :

- Civil Engineer

- Additional qualification : MBA/PGD Construction Management (preferably from NICMAR)

Essential Skills and Experience :

- 12+ years of work experience in a senior role with a reputed Real estate developer/Bank/ NBFC/Consulting firm and having

- Experience in the planning and/or project monitoring functions either at the project site or the Head office and/or

- Worked in conducting primary and secondary research within the real estate segment together with structuring and analyzing the gathered data.

- Vendor Management: Managing external valuation agencies, involvement in empanelment & regular reviews of valuers/vendors

- Handling team conducting the activities of Due diligence services (Valuations), Negotiations, Review of reports, recommending sanction conditions related to Technical DD/Valuation report.

Key Roles/Responsibilities :

- Conducting/Initiating regular site visits

- Analyzing the costing and estimating balance cost to be incurred

- Co-ordinating with the developer on project progress/ MIS

- Working on Micro Market Analysis

- Analysing the sources and application of funds

- Consolidating and summarising the Asset Management reports

- Preparing Portfolio Review Presentations

- Team Management

- Vendor Management

Knowledge :

- Understanding of Construction - Standards & Codes (IS codes), Project Management Tools

- Working knowledge of valuation processes and methodologies.

- Conversant with the approval mechanism of Government authorities for Real estate sector

- Ability to understand architectural plans and resource planning for development

- Detailed understanding of Approval and Construction costing for real estate projects

- Well Versed in working on MS Excel, MS PowerPoint, MS Word

- Conversant with real estate industry- Finance Domain.

Action :

- Ability to be a self-starter and think strategically

- Ability to understand % completion of project and advise investment team on balance cost and timelines

- Ability to contribute to the overall Portfolio Management for the projects highlighting key risks in underwriting from technical perspective

- Ability to develop relationship with developer team and anticipate issues in completion of project

- Ability to provide practical solutions to the issues identified.

- Maintain healthy relationships with colleagues, and third-party consultants, etc.
