Role &amp; Responsibilities: ZBM owns end-to-end responsibility of managing the cluster assigned to him/ her right from bringing in more customers to providing them with best in-stay experience and retaining them for longer durations, while managing cost incurred is minimum at the cluster level. ZBM is also responsible for ensuring performance of the Property Manager by managing day-to-day compliance. I.Admin related :&nbsp; a.Marking daily attendance for self in Maestro app without fail II.Occupancy related :&nbsp; a.Lead tracking management i.Calling potential resident from D+1st day to D+5th day to ensure conversion ii.Rescheduling visits to suit time and convenience of the potential resident iii.Make booking for interested customer b.Retention management :&nbsp; i.Reach out to each resident within 24 hours of raising checkout request ii.Reach out to residents who have raised multiple escalations in a week's time iii.Reach out to residents who have reached 3 months ALOS c.Carry out BTL activity (in case SAVs number is less for the property) III.Rent collection :&nbsp; a.Reach out to residents who have not paid rent by 12th of the month b.Ensure checkout forms are filled out for those who have checked out within the stipulated time c.Identify and report absconding cases as soon as possible IV.Cluster portfolio management :&nbsp; a.Reach out to residents who want to shift to another property b.Facilitate migration within the same cluster (RPG and relocation) c.Manage approvals for R&amp;M and other expenses related to Fin-ops V.Resident experience :&nbsp; a.Will be responsible for addressing concerns by reaching out to unhappy residents and converting detractors to neutral and happy. b.Plan and help property manager to execute community events every month to engage residents and drive referrals VI.Property health :&nbsp; a.Conduct PTA at the time of property live b.Coordinate with transformation and ESM to close pending snags and exceptions c.Closure of repairs and maintenance issues for their respective cluster by coordinating with R&amp;M team VII.Performance management :&nbsp; a.Conduct daily reviews of Property Manager on process compliance b.Publish report of Property manager performance regularly VIII.Opex Control :&nbsp; a.Manage span of Property Manager (90-120 beds) b.Manage housekeeping personal cost (less than 250 per bed) c.Manage other building related bills (electricity, water, diesel, others) Slabs for variable pay:
